One thing to take note of, particularly in this market, most custom home builders can't compete with pricing and foreclosures..so be prepared to pay the piper for your one of a kind home. Many builders are writing into their contracts, if the appraisal comes in under the sales price, the buyer needs to come up with the extra cash...
