Donna - this is a wealth of information for buyers in the Branford real estate market. Sounds like there are some good opportunities to suit a range of buyers. And of course some can take advantage of the first time home buyers credit.

Donna Condo's are a great starter property for a first time homebuyer.  I would just add that since CHFA or FHA are the two main loan programs that first time homebyers use, that they make sure their Realtor checks the CHFA and FHA approved Condo List to make sure the Condo Complex is on it.

Hi Jeff - There are definitely a number of great opportunities for anyone interested in purchasing a condo in Branford CT.  We are one of the most highly concentrated areas for condos along the shoreline.  With the availability of the first tme homebuyers credit and the good inventory of condos makes it the perfect time for them to buy right now.

Hi George - Is the approved list that is on the CHFA website apply for both CHFA and FHA financing?  It might be good information to add to my post for first time homebuyers.

Donna they both have their own list, and since CHFA Loans are FHA Insured, the Condo needs to be on both lists for CHFA Loans.

This is the link for the FHA Approved Condo List.  

If a Condo is not on these list you can do a spot approval, but the Condo needs to be at least a 51% Owner Occupied, and NOT have a Right of First Refusal Clause in the Condo Doc.  Both of those things are a kiss of death for a Spot Approval..
