Sometimes it does not matter how many professionals are involved, it is not possible to discover hidden problems at the home. If problems are concealed behind vinyl wallpaper, behind cabinets -- unless there is an odor or an obvious defect at the roof or siding on the other side -- there is just no way to know. The photo below is an example of that.

A remodel was taking place and the homeowner removed a kitchen cupboard. That cupboard, when removed, had water damage at the top of it, and behind it. It ends up that the problem was the result of a roof leak around a plumbing vent stack that was up above. To the eye the vent stack looked like it should be watertight. The roofer who came in and did upgrades on the roof thought it was okay. In this case, everyone was lucky because the structural lumber was good, the insulation was okay but in a few areas some sheet rock had to be removed and replaced.

Yep. Home inspectors don't have x-ray eyes. If we did, we'd have to give our clients lead shields to wear while we inspect.

Hi Steven~ And I thought you knew everything and could see through walls! LOL!  Hey, Have you come across any homes with the sulfur odor from that sheet rock that from China was used a few years back?  Have you seen any of the corroding electrical lines from the bad sheet rock?

Steven, this is good information but also scary information. I had a buyer who wanted to just about disassemble a house during inspections because he read an article like this. ^_^

If problems don't "give themselves away" in some observable manner the inspector is just out of luck.  Consumers need to get with the program as to what "hidden" means, and inspectors need to help manage the buyer's expectations.  While I joked in my blog about being Superman----some people expect us to be Superman----especially a year later when hidden damage is found when something is opened up or the damage gets bad enough to "give itself away."

Hi Steven,

Good info. IMHO a home inspection is the best bucks a consumer can spend during a transactions. Yet I try to explain to everyone, nothing is fool-proof, things like this can and do happen.

I think inspectors do a great job finding problems, but sometimes the problems just can't be found without extraordinary measures, like remodels.

We do operate a bit like that. However, there are times when things are so hidden that a problem cannot be found until a remodel is done and, at that time, the homeowner gets an unpleasant surprise.

I know someone who said he removed wall board in his home and found termite damage. He blamed the inspector (not knowing I was one). I asked him how would an inspector or anyone discover the damage until they removed the wallboard. He didn't have an answer, but he still blamed the guy. With some people you will never win.
