Credit can be tricky, Here are some tips to help you know the score about your credit. When you are looking to buy a home your credit score is the most important number. Here are the top five things to remember.
1.You can have more than one FICO score. Each of the credit bureau's (Experian, Equifax, TransUnion) uses their own method for computing your score. You may obtain a free copy of your report once a year. You should do this every year to make sure the information they have collected is correct. Sometimes they make errors by adding information that is for another person with a similar name.
2. Ordering your credit report will NOT lower your score. This is a very common misconception.
3. If you have a credit card with a zero balance, do NOT close this card. Closing the account will cause the good credit history to 'fall off' of your report. You want to retain all of the good credit history at your disposal. Keep the card, just don't use it. Leave it in your dresser or in a Ziploc bag of water frozen in your freezer. This way you still have it in the event of an emergency, but you won't be tempted to make impulse purchases.
4.If you have a poor credit score it impacts your life in other ways:
You will pay more for your automobile loans.
You will pay higher life insurance premiums.
You will pay higher interest rates on mortgage loans.
5. It is a good idea to pay off your credit card debt as soon as you comfortably can. Make double payments to reduce the debt. If you have multiple credit cards, pick the one with the highest interest and focus on getting it paid off first. Then proceed to the next card and focus on getting that one to a zero balance, etc.
I hope this helps you maintain your good credit. The most important thing to do when contemplating a home purchase is to contact a reputable mortgage lender. Find someone local that will be there to answer your questions about the transaction. A really great lender may even go to the closing with you to answer any last minute questions. Your Realtor should be able to give you the names of some mortgage lenders they have worked with. I also recommend that you contact your current bank to see if they may offer you a better interest rate to keep all of your needs in house.
