25% commission on this amazing short sale! WOW, now that is incentive to sell, but we all know the banks won’t pay that. So what is this offer that is being presented to me by my seller?

Well, it seems my seller is living out of state and this house is a mess! Its cluttered and there is just stuff everywhere... and I mean everywhere. I’m not even sure if I should put it on the market yet, just for the safety of others.

I tell this to my client and she says, "Hold a garage sale, everything must go! All offers considered and you keep 25% of whatever you sell. Use the remaining to get a dumpster in the house and have a crew clean it up and whatever is left over you can send to me.

OK, this seems almost too easy… I know there is a catch. Besides, I can use this as an open house opportunity and make money at the same time. I’m going to have her sign all kinds of disclosures, but I’m liking the fact that she  just didn't say dump it in the trash, leaving me to clean it up. (I probably wouldn’t have taken the listing if that was what I was told.)

So, thank you seller, for helping me clean up your house and get some extra money at the same time.

I love to go to garage sales -- but never again have one!  I'd sell it all to a wholesaler and save yourself dozens of hours.  I hate putting on those 50 cent price tags!

I love it!  I would totally have a ball with the whole thing.  You wouldn't have to price anything because you just let browser's make offers on what they want.  And you'll also look great to the general public for going above and beyond what they think agents do!

Where can I find a client like this for myself? :)

I'm happy to say after the sale and the clean up costs, I walked away with about $500 for one days work. He had some really nice ski equipment, golf clubs, treadmill and a lot of tools.
