Wake County Appreciation Continues to be Positive

Raleigh, Cary, Apex Hold Highest Home Values

With so much news on negative home values, homeowners and home buyers start to wonder if there are any areas where a home remains a strong investment.

Appreciation rates for the Wake County area continue to be positive, even in most recent First Quarter 2009 reports.  When comparing to national appreciation rates, these positive numbers do more than just stand out - they verify why the Raleigh area has been a top destination over recent years.  Here's the most recent appreciation rate results:

Best Place to Buy a Home Raleigh Area - Appreciation Rates

Wake County - A Positively Great Place to Own a Home

Every city and town inside Wake County has a positive appreciation rate, factoring all sales in 1Q 2009.  These appreciation rates are factored by taking the most recent price of the home versus the previous sales price.

And the Best Places to Buy (or Sell) a Home:

Raleigh NC - Highest Wake County appreciation, average of 5.12%.

Cary NC - 4.45% Appreciation Rate

Apex NC - 4.23% Appreciation Rate

Wake County (outside city limits) NC - 3.96% Appreciation Rate

Garner NC - 3.87% Appreciation Rate

Fuquay Varina, Holly Springs, Knightdale, Morrisville, and Wake Forest also offer positive appreciation rates! 

Of course appreciation does differ based on the neighborhood, nearby homes, and other factors, so you'll want an agent to look at comparable sales before deciding what to list your current home for sale at, or before deciding what kind of offer will get accepted on a home you're looking to purchase.

Overall appreciation rates are great indicators, but a good neighborhood in Wake Forest could certainly have higher appreciation than a less desirable neighborhood in the city of Raleigh - so make sure to do your research!
