I totally believe that everyone, tire kicker or not, should feel free to surf my website at their heart's content without registering anywhere.  It's no different than my meeting them in a coffee shop and chatting or, going to their home to do an opinion of value or, to giving a seminar to a group.  If I have done my job well, they'll choose to get in touch and I think our websites need to just give options on how to do that.  Naturally, there's phone or email.  I also have a VIP sign-up for property info and quite a few people opt for that.  the cost looks after itself when interested and serious buyers decide to get in touch.

Marg - I agree and on our personal sites we do the same as you. We provide access to our featured listings, and the MLS® system across Canada or using our preset search areas for searching the MLS® system within local communities. We also have optional VIP sign ups for automatic email notification of new listings that match a purchasers requirements.

We also offer a local web directory and a few specialized directories with links to a variety of local sites

We offer access to other additional listing systems as well where the format is not controlled by us.

One of these is an automated service provider site that provides information on RE/MAX Listings in selected communities around Ontario and it is a different set up all together. The format there is driven by the service provider and the information is based on the various brokers who have agreed to offer their listings on other brokers sites.

This site allows you to view basic information on the listings offered and asks for information only when you request detailed information. This is not unlike your talking to some one on the phone and seeing who they were with call display.

If you were a new user You would likely receive a short welcome email the next day. There are visitors to this site that have been looking at listings for over 2 years that have only ever received the welcome email while a few others have been made aware of price changes or an open house on properties I have listed.

This site also offers VIP sign up options including keeping you up to date on "any" changes to properties you may be interested in.

I have tried it both ways, i.e. no registration at all, and registration after some use. I have vastly increased the number of people registering by asking them to register after looking at ten detailed pages. I don't believe in registering before you have a good sample of the site, but people seem happy to give good information (only a few bogus email addresses) in exchange for a very useful web experience.
