Exposure - How much is too much?

Homes by JonesExposure, how much is too much?  My personal opinion is that when a seller engages me to sell their home there is absolutely no such thing as too much exposure.  They expect that I will pull out all the stops and make every effort to make sure the world knows their home is for sale and how wonderful it is.    On the other side of the coin, buyers want to engage the services of a realtor who knows the market and quite often we are judged by how many listings we have exposed to the market.  Put simply a large part of our job is one of marketing and advertising.  

 

While there are several means of exposing properties to any given market, print advertising is not reaching our targets in the numbers it used to, not only that it is extremely expensive.  Enter the world of technology, No don't stop reading yet, no technobabble here!   The internet aka Web offers vast opportunities to expose your clients listings to the masses, ie: ActiveRain Blogs that go to Localism, Twitter, Facebook, Friendfeed, Kijiji.com, Craigslist.  These are all valid venues for us to get our messages out there.

 

While Tweeting on Twitter, the other day I met a realtor who was utilizing a service called Twitterlater.com, this service allows you to post your 140 character message at a scheduled rate.  Well I decided to give it a shot , and it works well, I posted a new lisiting of mine that went out with Bill Jones Airdrie Real Estatedifferent wording each time and hit my Twitter audience for a specific geographical area 4 times during the day , then I had a blog post link about Real Estate  sprinkled throughout the day another 4 times at different intervals. The hits on the links that day were far above the norm , and I was pleased to report back to my seller.  I did get one fellow, not one of my regular followers,  complain that I was spamming the Social Network.  My message touched several thousands of people that day and I got one complaint.

 

Should I back off exposing my sellers listing, I think not!  Are social networks available for itinerant comments and advertisement Yes, as long as they are not direct messages to an individual and are just thrown out there for the consumption of the masses if they choose to read them.  Open Social Networks are exactly that, Open and should not be censored, anyway since when is a Listing post more offensive than some of the other posts seen  like "just got out of the shower" or "my dog just puked" now thats social media with out much redeeming value.

 

All in all , getting down off my soap box, There is no such thing as too much exposure for your sellers or buyers. So get out there and tell the world !

I just read another blog somewhere about tweeting too much about listings and how this can get you unfollowed. You could send one tweet about a listing, one about local information, one listing, one national housing statistic, one listing, one mortgage rate update, etc etc. Set up a pattern of listings scattered in with tweets about other real estate stuff.

Mark: very good advise, I was careful to word my listing differently in each tweet, but have heard some fallout ,  while the Twotter Corp folks had no issues with the way I spaced out my tweets four individuals did out of the thousands that read them and the 35 that actually clicked through to the link which I monitor the traffic on.  SO as an advertising experiment it worked well , from a Social Networking maybe not , I have discontinued the TweetLater.com service.

It's a tweet world. Everybody uses twitter to advertise their <a href="http://www.grants-loans.org"> small business </a> . It is useful in many ways. Thanks for sharing.
