Tainted Property Disclose or Not

By

Today has been one of those once in a life time days. We had a listing in an upper middle class neighborhood.  The principals were getting a divorce.  It apparently had been an on going thing for several years but approximately a month ago they contacted our office wishing to list the house.  So being a good Realtor we did our thing an accomodated them.  Now today I receive word that the estranger wife shot and killed her husband in the kitchen two days ago and it was only when he failed to report to work that his co-workers ( he was in law enforcement) sent a patrol car to check on him.  They were greeted by the estranged wife who told the officers he was in the kitchen when they asked where he was.  Well, now I'd say we have a broken contract but that isn't the issue for ultimately it will be sold and probably we'll get the listing.  So I quickly check the statues and found out that we are not obligated to disclose the incident.  But if asked we can.  Anyway I was curious what are the laws regarding disclosure of this type of incident in other parts of the country?

I think they are the same in Tennessee. but I'm not sure. To me that is not an issue but I guess there are people out there that that would bother I don't see why it should

I'm from Ontario, Canada and whether it's law or not in your area, if you need to ask, "Do I disclose or not", then just do it.  Better a buyer hears it from you.  If the information comes from another source instead, your credibility is gone and they'll wonder what else you're hiding.

We do not have to disclose this type of thing in RI, however, I would guess that it made the news and I have heard of Realtors being sued for not disclosing what could possibly be a stigmatized home.
