Top 5 Myths About Selling Your Home in Springfield Missouri.

 Don't be confused by these "myth-understandings"!

  Myth #1.   I should wait to sell my house because it’s a buyer’s market.  Truth: While the market has slowed down some, it isn't nearly as bad in our area like some parts of the country. A high proportion of the foreclosures are in four states: Arizona, California, Florida, and Nevada.  The fact is homes are selling in Ozark, Springfield, and Nixa if they are marketed correctly, clean and staged to sell, and priced correctly according to the neighborhood, square footage, age, and condition. We are still a growing area and people still need homes.

  Myth #2.  I should list my home with a friend or relative that sells real estate.   Truth: Just as my mother taught me, it's not a good idea to loan money, cosign a loan, or do business with friends or relatives. If something does go wrong, you need a professional to handle it and it could be a touchy situation asking a friend or relative to fix it.

  Myth #3.  TeamKnowles sells a LOT of real estate in SW Missouri. Perhaps they’re too busy to pay attention to my listing. Truth: TeamKnowles is very busy doing all of the right things that will get the best results for you!   Myth #4.   All I really have to do to sell my property is to put a FOR SALE sign in my yard and an ad in the newspaper. Truth:  Selling a home is a very complex task. While it can be done if you have the time and resources, it can be risky and you will probably have to settle for selling your house for less than you could have. Do you have time to market your home in print ads, multiple internet sites, hold open houses, show your home any time during the day or weekends, deal with inspectors, title companies, banks and lenders, appraisers, surveyors, attorneys, and so on? Its best to trust your home to a licensed professional REALTOR.

 The yard sign and newspaper ad, while somewhat effective, actually account for a very small percentage of "qualified" buyer activity. Only 15% percent of qualified buyers come from yard signs and only less than 3% percent from newspaper ads.  That's why the failure rate for "For Sale By Owner" is so high.  In other words, most buyers are generated from a pool of buyers who have been professionally nurtured and developed over time.  The National Association of Realtors studies show that 82% of real estate sales are NOT the result of advertising, but of agent contacts through previous clients, referrals, friends, families, and personal contacts including exposure to other industry professionals. That's why it's so important to engage the services of a REALTOR who has developed a substantial and successful business.

Myth #5.     Brokers who “discount” commissions can do an adequate job of selling your home.

Truth:   MAYBE...but you get what you pay for! If they "discount" their FEE how do you expect them to PROTECT your PRICE? Your property is in competition with all of the other properties on the market for the BEST and MOST qualified buyers.  There are generally more properties on the market than there are buyers.  That's why such a high percentage of the properties that go on the market don't sell.  You need an aggressive, proactive real estate agent to get your property sold and for the highest net price to you. 

Promotional costs such as internet, photos, brochures, advertising, MLS fees, printing, direct mail, signage, etc., are vital to getting the results you want, but they are all expensive.  TeamKnowles invests heavily into the marketing of your property.  Will a discount broker offer a complete marketing campaign?  Hardly!  Most of these "discretionary" expenses are the first to be eliminated when the brokerage fee is negotiated downward, although most of the time without the knowledge of the seller.  These "discretionary" investments are some of the most important for getting the desired results. 

 Does he/she have a proven track record of success, or is he/she using the discounted commission to win your business?  Does he/she have the expertise to guide you through problems that may develop during the closing process? Remember, with TeamKnowles you only pay a commission when your property sells successfully.  You owe nothing if we do not get results.
