Working with new construction and builders is a big part of my business. Many of my clients choose to build their dream home in Charlottesville and there are some excellent builder to choose from in our area. As your buyers agent I will help you though the process of finding the perfect building site and working with you and the builder to completion.

Many clients do not realize that there is no additional cost to you as builders see the fee paid to a buyers agent as a marketing expense. There are many challenges with building and I have even helped clients in the design of their homes. It is an amazing process and does require personal attention.

One thing clients need to be aware of is that I represent your interests, not the builders and this is a very important point.

Many times we find the perfect home already built and this is where my negotiation skills and knowledge of market conditions saves you a great deal of time and money.

Hi Charles!  Informative post for those buying new construction--mostly custom builders operate this way and I love working with them!  I just signed with a new development here and am loving working to get some new construction going here.  That is one awesome part of my job--watching the 'birth' of a home!

I handle a few new home sales in Sacramento but most of my clients prefer to live closer to downtown in an older, classic home. Not to mention, we don't have a lot of building going on around here, for obvious reasons. But one thing I always caution clients when I first meet with them is don't ever step foot into a new home subdivision without me or you'll be on your own. Nobody wants to do that.

Why a buyer would not use a Realtor as their buyer's agent is very baffling.  I think it's a lack of understanding or even knowing what a buyer's agent can do for the consumer.  Your post is great to help get the message out.

Charles- I like you comment about the fee paid the buyer's agent being a marketing fee.  I have a friend who before I really knew him had another friend move into the area and contact a builder directly.  The buyer supposedly received upgrades in flooring, brick and other choices due to not using a builder.  Once all was said and done, he started asking me questions.  Found out he really didn't get extras as I had just sold a home by the same builder.  One top of that the builder ran into a problem with the property lines and plats and made the buyer pay for them to be straightened out and the survey! He learned his lesson.
