Why You Ask? People across the country are feeling the pain of neglecting to get a thorough home inspection before they purchase a home. By having the inspection it will give you the buyer a better understanding of the condition of the home.
Why pick an inspector and not a friend or family member? The real estate home inspection is the art of identifying problem areas through observation and noting the condition and operation of the major structural and mechanical components. It is technical and complex that demands a professional approach by a trained professional.
In Texas all home inspectors are required to be licensed by TREC (Texas Real Estate Commission) and are required by TREC to attend additional training to maintain their license. I have noticed recently many homes are being purchased by "first time home buyer's" this makes it even more important to get with your real estate professional and request a home inspection. They will help guide you through the process, the home inspection, being one of the steps. You can request a list from your realtor or pick one from the TREC lists of certified inspectors.
Many homes have been vacant; therefore, it is important to have all the utilities on before the inspection can be conducted. If you are on a private water system (well) have your water tested. If you are on a septic system it is recommended to have the system checked; the inspector will advise you if he thinks it is necessary to have it pumped. Replacing a system is costly and you want to be absolutely positive it is in good working condition. The inspector will also check the A/C and heat system, roof and all structural and mechanical components within the home. Depending on the size of the home it will take several hours to conduct the inspection. How many hours have you as a potential buyer spent reviewing the home you are about to purchase?
Buying a home is an important step; you don't want any surprises after you move into your new home. The inspection will cost somewhere between $300-$500 depending on the footage, number of A/C's, and if you have a septic, well, pool, spa etc. These are the questions Carl Winters will ask when you call to get a quote or to schedule the inspection.

My friends - Y'all sure have done one really fine job, helpen First Time Home Buyers to understand. Why its so important, that they have a Home Inspection. It sure is easy to read and on the eyes.
Even if a home is listed as is, it sure is a good idea that, folks have a Home Inspector look it over for them. I have seen folks be able to get the owner, even if its a bank owned home. Get things fixed or get a lower price on the home.
I did a inspectin of a bank owned home last month. And the buyer was able to negotiate a lower price because of some of the major issue's that were found from the inspection of the home.
So First Time Home Buyers, just because a home is listed as is. Don't let anyone tell you, it a waste of time and money. To have the Home Inspected. I won't tell you, this happen's every time. To be able to negotiate for a lower price on a as is home. But it has happen for some folks.
As my good friend Carl said be sure to have a Home Inspection, on that home you are looking at to buy. Be it a home that someone has lived in, or a new construction home. It sure does pay to have a Home Inspection, by a trained professional Home Inspector.
