According to the Listingbook database, 12 homes sold in Port during April at an average price of $678,542 (compared to 8 homes sold at an average price of $809,500 in March). (In Nassau County, the March 2009 average sale price of a home rose to about $470,000 compared to just over $450,000 in February.) Port sellers received an average of 91% of their original asking price (it was 88.8% in March). The average number of days on the market for homes sold in April was 166 days (119 days for those sold in March).

There are currently 197 homes for sale in Port and 59 pending sale. Nassau County saw a slight rise in the average sale price, but I believe that the trend will still be downward generally. In Port, homes sold in April were on the market longer, and Port sellers received a slightly greater percentage of the asking price than in March.
