A RE agents survival is a short sale in disguise....

WHY?  READ ON.

It amazes me how many of the "seasoned agents" who go with the flow, who are astute enough, who realized the market was changing, and who adapted to this when it began...are still doing quite well.

That being said, learning to list, to process, to work with the banks, are the agents that are still doing well in this ever changing real estate market.

You hear that it's much more work than a conventional deal where there is not a short sale, however, with their longevity as real estate agents...they have adjusted their attitude, they have adjusted their marketing, they have adjusted their typical business plan.

They have studied and have learned just how to make this market work for them as career real estate agents.  They will make this current market situation work...

Just a little positivity to interject in this ever changing market.

Instead of constantly complaining about the market, THEY ARE WORKING IT!

Yes, this market is a challenge, however, with a great attitude and the ability to accept change, those of us that are in for the long haul, accept the change (you know that word, right?).

So, my advice to all is to accept the market as it is, to adapt to the changes in how the economy is, and to educate yourself to be able to assist your customers.

Have you taken classes to afford you the knowledge to assist your customers in listings?

Have you closed short sales with the assistance of a knowledgeable agent? 

Have you had trouble closing short sales due to agents who do not have the knowledge to facilitate a short sale deal?

Please give me your best advice of the short sale situation in your area.  Thanks

I did one of the first short sales in our area here...

So I got my feet wet early on, no courses, just hard knocks!

My suggestion to anyone doing a short sale is to have all the required paperwork, be organized and Follow up - Follow up - Follow up!

I totally agree, follow up on both sides.  I keep in contact with all the agents that I have made offer's on their short sales...I've been pretty successful closing these short sales by calling the listing agent and reminding them to keep in contact.

Short sales are a challenge...You just do the best job possible for your customers...and when you don't know what to do...you have the fortitude to ask those that do...this is the future of a successful agent, depending on where you sell.  Beach front properties in my area...don't see many short sales...this location is quite stable...but for investors...there is property here, a little west...It's still only 5 miles west of the beach...a short drive...

Hi Karen,

I have been doing short sales for quite some time.  I am also a certified paralegal.  You see I started many many years ago in the legal field.  Have worked for law firms and  I have done short sales as both a paralegal working in a law firm and actually going to closings to close them; to being a Realtor with clients in a short sale situation.  The different sides or views are unique to say the least.  Each bank is different.  Each have their own set of rules.  You have to know what the rules are so you know how to get it through.  I feel a must is a very good short sale attorney.  Not an attorney who has just done a few.  One who understands the complications, the hand ups and the rules and the attorney has to have an outstanding staff.  ~ Kim

I agree. We even offer our sellers a credit repair service for working with us! Short sales are a real win win for everyone involved. We have streamlined the process dealing with banks and also offer loan modifications to help every homeowner in distress. This market is one of the biggest opportunities for agents to prosper with the right tools and education!
