Long winded ad copy, lousy big as an outdoor drive in slow loading images that are dark, grainy, not cropped properly and lots of wordage that just wastes time.

Ads for real estate that are like someone had a blank canvas and just hurled balloons of paint helter skelter at them. Wouldn't it be super if you could just shovel in all kinds of information, any old images, a thrown together collection of video clips and voila, the real estate trash compactor and garbage disposal would snip this, tweak that, give it an over all polished enhancement? Maybe the reason the final product does not come out effective or coherent with a wallop of excitement or punch to make an impression is because too many cooks in the kitchen in a large real estate office.

     If everything is delegated and no one is cross trained it is like whispering something important to the fellow to your right who does the same down the row. And the final holder of the secret is asked to repeat it back and whoa, that information distortion is nothing like the original message. With the tighter economy, army of one real estate agents/brokers are tackling the job quickly, efficiently. From start to finish with total hands on from listing, marketing and to the closing of real estate they can watch costs and run circles around Goliath mega offices that are slow and getting more sluggish as key office staff is reduced, eliminated. David's that know everything about the listing, the owner, that shot all the stills, flimed and edited the video, wrote the copy for the blogs, mls insertion and local ad can are effective real estate snipers in the local market pulling down the low and high hanging real estate fruit one by one. There is no waiting for the next guy on the team.

The high energy, creative single proprietor real estate agent/broker is one efficient machine. He waits for no one else in the real estate production food chain.

He doesn't even own a water cooler let along stand around one or take part in talk about when the market will do this or that prediction dribble. He has work to do, tackles the tasks and is running hard. In and out and on to the next real estate mission with a high degree of efficiency, less waste in time, money and resources. These smaller, leaner meaner agents wrote the book, saw the movie on each listing and owner/buyer they deal with from start to finish.

Andy, This is so true. I am struggling with verbage for a listing right now, really struggling. There is no machine to throw anything into, so what is an agent to do. I am taking more pictures today, and hope that while I am doing my broker open that it will come to me.

Why should they buy the place, what does it have that nothing else does or is the price the one big item to promote? Plain Jane listings will sell and maybe that is the route to go. This home is like the girl next door, sweet, down to earth. I think if you can make the property human and talk..what would it say about itself or how could it act like the dog at the pound that wants to go home with you?

It gets difficult to be creative on a listing when all of the verbage appears to be so canned and overused. Photos that show the entertainment and family areas of the home tend to capture the audience. Kitchens, baths, and bedrooms are a given, and if the property has been cleaned up or 'updated' it will come thru. Show the back yard, and maybe the views. I have climbed up on ladders to take shots down into family rooms.

I think if you think of the new owner....he is busy, wants his life easier and to know he made a good investment. So step saver kitchen, one floor noi lugging the vacumn cleaner up and down the stairs..with captions like "Your Back Will Feel Better In This Home" or something that makes them wonder hmm...this one has a different approach. Or ask them in the caption "How Is Your Back Feeling?" and then explain in the copy this home makes your life easier, less effort and more time to do things the buyer wants to do instead of home repair, house cleaning. You make the home fit their lifestyle. Who wouldn't want more time left over in their busy schedule. Many approaches rather than the nice family room, nice kitchen, nice area boring like everyone else does with little effort, little creativity put in.

Well Andy, I thought I would come back after spending some time at my wordless listing. I had some agents at the open house who loved the house. Problems... antique that has not really been updated, does need a new roof, needs a kitchen, new wiring on and on. Plus, fantastic property, good for horses, gardening, gentleman farming, million dollar home location, small town which is very desirable for that whole New York weekender market, great old barn, great history, it has not had a collision with any bad taste antique renovation, it is pure, true to it's period. I got some ideas today, and will work on this today and tomorrow. The rooms on the whole were hard to photograph, but I have many of the property, and a few inside. We shall see. Thanks for the ideas!
