I got an interesting phone call two days ago.  Someone wanted to know some information about my listing which I RECENTLY found out is " a couple of payments behind" (according to the lender a couple translates into FOUR. Surprise! Surprise!)  My client had the power switched off and has moved out of state in pursuit "of a great business deal" which I now believe to be a lie.  He is simply running away from responsibility.

Well, the interesting phone call was from Aaron Rents Furniture!!  Apparently some of the furniture was rented, and he is behind in paying on that as well!  I am going out there today to let them get their furniture.  Of course, I am frustrated that my client (an expired listing I chose to pursue) has not been honest at all,...that he doesn't seem to care he may go into foreclosure, and that I may be wasting my time trying to negotiate a short sale.

I truly believe there needs to be some level of accountability for people that are not going through a hardship (divorce, death in family, medical problems) but who just don't feel like paying their bills!!

Sonja, Your post is bringing back memories.  I had a listing like this a number of years ago.  My clients were moving back to their home country (Canada) and failed to tell me that they were just going to quit paying.  I found out when I got the call telling me to take my lock box off.

I am so sorry about your experience Marchel!! Not sure what the answer to the dilemna is, but I am sure glad I did not lease this home to someone.  Before my client moved out of state, we had a couple who wanted to lease his home...but she saw the inside...and said "no thanks".  It was too dirty, needed work, etc.  He might have collected their rent money and not paid it towards his mortgage. :)

RIGHT!  With about 40% of our listings being short sales.  It is extremely OBVIOUS that some people sell short just to buy themselves some more rent free months.  UGH!
