all great tips, can I add:

- Listen to your Realtor about pricing in TODAY'S Market with TODAY'S Buyers

- Leave the house for awhile when your Realtor shows your place so that the potential buyers can see it as their own

- Remove as much personal items such as pictures, etc. so that it is more "family neutral" so that the the buyers can see THEIR family in there

Now you can even get a "pod" delivered to your driveway to pack up the clutter.  Very convenient.

Good ideas.  Many sellers are still hearkening back to the recent past where all it took was a sign in the yard and offers above asking price would rain in.  Now, things are getting back to a normal market and we are going to have to WORK (as a team) to get properties sold!

This is very smart advise as I am a home stager and deep cleaning and depersonalizing among numerous other things really help a house to show well. Sometimes it is hard for the realtor to say some of these things to their clients but a professional stager can. Nuances Home Staging Company has a staging plan that is curb to closet and room by room written plan with list of instructions on what to do to make your listing show well. I suggest finding an accredited home stager with Staged Homes.com in your area andf see if they have a similar plan you could use with your marketing materials.

I am a home inspector selling a rental house (just listed).  The house is in very good condition, about 15 years old, and listed at the price my realtor worked very hard to get right.  Before the listing became official, I went through the house (renters are still in) and fixed up anything that was obviously in need of some maintenance; new paint on the decks, barge rafter ends; replaced a couple of windows with blown seals; pressure washed the fences; hired my lawn care guy to give it professional weekly cuts.  When buyers come to look, they find a very clean, well maintained home that is desirable.  I wish all the places I inspect were taken care of as well. It would make the inspection go much easier.

I would  try again again. Go to stagedhomes.com and see if you cant find one who mentions her staging plans in his or her profile and then give a call. Let me know if you have success. Good luck.

I am a home stager, and when I do a consultation for a client, I leave them with a kit to help them keep the home in showing-shape...including a bottle of Febreze, Magic Eraser, and a customzied "to do before you leave the house" list.

Once you find a stager you are comfortable with, consider adding staging consultation as part of your listing service.  Not only will you differentiate yourself, but the home will be a much easier sell.  And happy sellers tell their friends.  It's a win-win!

Susan:  Great suggestion.  I used to have a home decor business and have obviously seen thousands of homes... So, I just make common sense suggestions and hold them to it whenever possible.  Thanks for the tips though!

Great tips. I usually give a list of things that will make a house sell in a pre listing package or take it on a listing appointment, so they are not offended and do not think I am referring to them. I have a post on Sellers spend a couple of hundred dollars to sell your house quickly.

Sue - that's GREAT you have that background!  Motivating the seller is probably the toughest part - a home is such an emotional asset!  You would THINK that $$$ would be enough motivation, but sometimes.....
