Buyers: What to expect at closing

In order to provide extraordinary customer service to you and your clients, the following information is to help create a smooth transaction and what is needed to proceed with closing. 

Signatures: Contract has all signatures in place - Seller, Buyer and both Agents:

Earnest Money is Cashed!  We can only hold checks for 3 business days!

Personal Checks are accepted - not to exceed an amount of $1,500: Typically closing costs exceed $1,500 and therefore a cashier's check or wire transfer will need to be obtained payable to First American Title.

Allow a minimum of One Hour for Closing!  Sometimes closings are shorter or longer depending on the transaction. If a buyer is obtaining a 1st & 2nd mortgage, two sets of documents have to be signed and 1 1/2 - 2 hours may be necessary.

Acceptable Notary Identification: A Driver's License or other government identification is required for notary purposes.

When the use of a Power of Attorney is Used: If a POA is being used by either spouse - we must have the original POA and be able to speak to the person giving the POA in order to ratify.
