Oceanside real estate at WindwardThe Oceanside real estate market, like other North County San Diego communities, has undergone dramatic changes in the housing prices in the last several years.

Oceanside remains the most affordable coastal community with a wide range of housing available to buyers.

Oceanside buyers seeking condos with a budget of under $400,000 have a number of options, although not many west of the 5 freeway and even fewer west of the coast road/Route 101.  Those interested in recently built condos within sight of the downtown area may find Windward to their liking. 

The condos at Windward were built beginning around 2005 and lie just on the east side of the 5 freeway. Some condos offer views to the west of Oceanside downtown and the ocean while units to the rear of the complex have views of a canyon and the back country. It is important to know that due to location the units along the free way to experience noise, so you will want to check this out in person.

The units are townhouse style in a fairly densely-populated complex with some green space, a club house and pool area. But of course the draw is being near to the amenities of downtown Oceanside and the ocean. 

Oceanside real estate at Windward - The ClubhouseThere are several different floor plans offering 2 of 3 bedrooms in multilevel homes with garage (some have 2, some have separate detached 1 car garages). Living spaces ranges from around 1145 SF up to 1700 SF, with current pricing on units from $299,000 to $439,000, and average of $266/SF (units were priced originally in the $400s up to the low $500s originally).

There are regular resales as well as distress sales (short sales and foreclosures). 5 Oceanside condos are currently on the market at Windward (1 is a short sale), with 4 more having contingent offers (these are homes with offers awaiting short sale approval) and 3 more units in escrow.

Residents pay HOA fees which vary by unit; HOA fees for the current units on the market range from $210/month to $255/month.

George - Well they look different from other condos out here, too. Too bad about the noise in some areas. But if you want to be near town, for this price you can't beat it.

Terry - so true. Oceanside prices have come way down and these represent a good deal for folks who are interested in condos that are relatively new. The HOA fees are reasonable, compared to many complexes.

Hi Jeff, Windward is definitely more desirable for the Urban minded. I am not one to oppose density but there really should be a better ratio between cement, stucco ,macadam and the landscaping, :-)

Sounds like great pricing for your beautiful area, and I would imagine you are having a run on people wanting to move there while it is more 'affordable.' We are having a flurry but ... arghhhh. ;-)

These look beautiful! I miss the coast. I'm from Marin originally, but I always preferred SoCal beaches. NorCal beaches are very doomy and gloomy, so probably not your thing either. I guess they are nice in their own way...

They are wonderful units and the place is not full of residents so every night there are more than 15 visitor parking spots available.  It does have an HOA and rules are not always fun but being in the military as a guest to this wonderful location I am great at following rules, but it is unfortunate about this place has a women that runs around saying she is the President of the HOA and harasses tenants for parking their vehicle in guest parking and threatens them they will be towed, and recently she attempted to have my car towed despite the security guards telling me I was not in violation of their policy which is clearly stated on a ticket they put on my car that clearly states that guests are permitted to park in guest spaces for a maximum of any part of four (4 days in a seven (7) consecutive day period.  I have no problem adhering to this rule being a guest.  But the President of the HOA has authority to tow a vehicle at her whim,,,,   What sense does it make to have the rules and the elected official's purpose is to make sure they are carried out.  I take this as harrassement and wonder how I would of paid for a unwarranted car tow, so if anyone has any advice I can use against this out of control individual please help me out.....  In the military someone that goes against policy usualy gets relieved.

There is usually a process for fliling a complaint with the HOA - best to do in writing I would think - and perhaps bringing the issue before the Board Meeting.

I understand the population of this community is young families and if you were to buy it does not FHA qualify. Is it correct also that 50 percent of the homes are rentals?

I unfrotunately do not know the statistics on the number of rentals. Normally the HOA can provide that information, or at least as estimate. I would have to check the FHA database to see if, in fact, the community qualifies for FHA, or look at recent sales to see if any were FHA purchases.

I've lived here for almost two years and have never seen so many vehicles towed! I just watched four vehicles get towed in literally 20 minutes. That's only on my half of the complex. I would imagine it was about the same on the south end of the gate, because that's the other half. It was about 4 am. It's to the point Where I wake up a lot and am nervous of parking in my own driveway, which is one of a small number of full sized driveways. It's definitly harrassment when I'm losing sleep over it. Oh yeah and the tow trucks are always idling and making loud noises in the narrow street, right outside my open window. It seems like they are usually getting towed inbetween 2-4am. Which makes it look even more shady. I wouldn't be surprised if SOMEBODY is getting some kickbacks or royal treatment for all the business. I've literally seen over HUNDREDS vehicles towed, and its mostly when there's plenty of available visitor parking. I'm so pissed right now, I cant even explain it. I would have Moved a long time ago if it weren't for contractual obligations. From my experiences, they(hoa board) are Nazis. Not recommended.

Sounds like there are significant parking issues. Are people violating the parking restrictions or are cars that have permission to park there getting towed?

Parking seems to be one of the biggest issues in HOA communities, especially when parking is limited and people do not follow the rules.

I wonder if a few people are doing some significant complaining?
