If you leave a comment, Russel will visit your blog and comment.I take a lot of pictures at my inspections -- long-time readers might say "Duh!" to that -- so when a Client or the Client's Realtor, or sometimes even the Seller or the Seller's Realtor, calls with a question, I can usually pull up a picture, as well as the inspection report, and discuss things intelligently with the person on the other end of the phone. Of course, sometimes they use words with which my virgin ears are not familiar -- LOL

At a recent inspection, I found this electric outlet in the kitchen sink cabinet:

Why do you think I noted that electric outlet in the kitchen sink cabinet?

  1. Zoey the Cool Cat might stick her little claws in the outlet slots and get a shock that would make her hair stand up.
  2. You were just being a nitpicky inspector and probably needed something in your report to prove to your Clients that the money they paid you was worthwhile.
  3. If there is a leak in the water pipes or the sewer pipes in the sink cabinet, or water leaks from the countertop through cracked grouting or tiles, or water leaks under a loose water faucet, that water could splash right into this outlet and short out the electrical circuit here. Thus, if this outlet cannot be moved to the side wall, then it should be replaced with a weatherproofed outlet.
  4. The sink cabinet is where a lot of people store cleaning chemicals -- which you shouldn't do -- so they could accidentally spill some chemicals into this outlet and short out the electrical circuit here. Thus, if this outlet cannot be moved to the side wall, then it should be replaced with a weatherproofed outlet.
  5. One, three, and four are correct.

Hey, Robert - This is what we used to do back in 1968 when the house was built, but over the years this place had been renovated and upgraded with modern electric outlets, etc., so one would think that in the process, they would have done this right at the same time.

Hi Russel - I agree with Maria, but somewhere, some time, there will be a cat or kid who isn't as smart as Zoey - then, ZAP! 

And over the years, I think there have been at least half a dozen times when my kitchen drain has leaked in various homes.  I shudder to think of what might have happened with a floor outlet under there.
