Sometimes a properties best use isn't found right off the bat. In fact a lot of times it isn't found at all.
To perfectly enhance a property's characteristics and embellish its character is sometimes hard to do.
This morning I had an inquiry about a lot next to a railroad and I thought "What is the best use of a commercial property that is beside a railroad?" Generally most people don't want to have a bothersome train rolling by the store every day rattling the windows and products on the shelf. If it was an office building it might be very annoying to hear the loud noise while you are trying to work. Not to say that this is always the case but it is the main reason why property near a railroad is cheaper than ones further away.
After pondering this situation awhile and trying to think of a way to embellish the fact that it was near a railroad I thought - "Why not a toy train store? What a great place to have a train store!" - And maybe even have a schedule of when the trains come by so people who would like to see the train roll by could know when to come by.
My son loves Thomas the Train and a train store with a scheduled train rolling past would be a fun place to stop by on a regular basis =)
This is not the only use for a property of this kind, and an office building in this location might do very well. It is fun, however, to ponder on how to enhance some of the things we might think are flaws in a property and turn them into what makes the property unique, special, and to be highly desired.
