Rarely does the Seller's Transfer Disclosure Statement (TDS) provide any useful information. Invariably most of the answer boxes are checked "I don't know" which I've always found kind of funny since the Sellers should know quite a bit about their home. I'd like to see that changed to "Not that I'm aware of" or something a little more definitive than "I don't know." Nonetheless....
Occasionally there is a disclosure on the TDS that is useful, but invariably I would have found the problem anyway. However, it is nice that the Sellers try to be helpful. Too bad everyone's not that way. Nonetheless....
One TDS in the roof section commented that "There is a small roof leak that we haven't been able to locate." Unfortunately, they didn't tell us how they knew there was a roof leak, and since they had painted the interior in preparation for selling the home, there was no evidence inside. Nonetheless....
Following are five pictures of the roof on this 1958 home. For our Manic Monday pop quiz today, examine the five pictures and then choose the best answer from those provided after the pictures.



- Anywhere there's tile. That tile roof doesn't look like it has enough slope for use with tile.
- Around the skylights, especially the ones on the flat roof. I'm pretty sure they didn't have skylights in 1958, so they were probably added after the home was built. Skylights are prone to leaking around them as the flashing and sealant weather and dry out, but even more so when the skylights were added many years after the roof was built.
- Around those half-circle static vents for the same reason the skylights will leak.
- Anywhere on the flat roof where the roll roofing is being used. The longer water stays on the roof, the greater likelihood there is for the roof to leak.
- Under the air conditioner, especially if they didn't re-inforce the roof when they located the air conditioner up there.
- At any of the roof penetrations, especially the one for the air conditioning line set (the long black snake on the roof).
- Around that chimney stack. Chimneys are notorious for leaking around them for the same reason that the skylights and vents will leak.
- What a mish-mash of a roof. I bet it has more than just a small roof leak!
- All of the above are correct.
- None of the above are correct.
