"That wasn't the LIST Price...It IS the SALE Price...." Huh ?

   We got a call from a newbie agent and she was very proud of herself for having done her homework, found a wonderful condo, and her sellers wrote for over 97 per cent of the "LIST" price....as she was mentally calculating her commission..you could hear the smile in her voice.  Then today she called back...the smile was missing from her formerly enthusiastic tone...."You know that condo I told you about...." she began....It was listed by someone who has been very successful in real estate and been in it since God was a child. " I got a call back from the listing agent....and with a 97% of asking offer...bowing to the seller's months of occupancy and additional exclusions the listing agent told me that the list IS the sale price and I should ammend the offer because she really should have listed it $10,000 higher....."

   Whether or not condos are like selling a case of the flu....whether you are a seller/seller agent combination of a seller/buyer...whether the market is hard or soft....97% of asking strikes me as a good offer.  Go ahead...stand on a number....and don't let the price reduction or multi/mega days on market knock you over !

   Agents....be realistic....100% of asking...Over asking...nice to have.....not always possible or plausable.

    Sellers....Think about what an extra month or two or three will cost you...in mortgage payments, taxes, etc., etc. and IF the market declines in your neighborhood/complex....the cost will only be higher.

   Help Yourself....Sometimes the world is less than perfect...Know when good is the very highest and best...and go with it !
