Selling real estate has never been about individual effort.  Even if you are working as an independent agent when it comes to putting it all together it takes an entire team

In a market where deals can fall apart right up until the day of closing having a team to keep it all moving is critical.  Last week while working on getting my listing in the Potomac Club to the settlement table it has taken the hard work and patience of everyone involved to make it happen.

The sale was a "regular" sale the kind we all like to have.  The townhouse was only a year old so the inspection should have been easy.  However the inspector discovered that the roof had not been correctly installed and was sagging.  Numerous calls and emails to the builder were required to get the roofers scheduled to come and correct the problem. 

Then the appraiser called.   Never a call that you want and of strangely in a world of new appraisal rules they wanted comps from me.  And then we wait and wait and wait.  Less than 24 hours before the scheduled settlement, the word comes that the appraisal is not at the contract price. 

Everyone starts to scramble.  Emotions are running high, nerves are stretched for a number of reasons and the deal looks as if it could crumble.  Instead the team came together and worked through each and every obstacle to get to the settlement table.

The sellers and the buyers grasped the reality of the current market.  The buyer's agent spent countless hours on the phone with the lender.  The lender reached out to the underwriter, the title company kept their doors open after normal closing time and finally after a tense but not terse two days the deal settled and everyone was able to shake hands and walk away a winner.

Congratulations on the kind of close you will remember fondly...later. I'm not working in your area, but if you put in links (email or phone number) to each of the team members they would be a lot easier to find for other agents, and I know they would probably appreciate the referral. It's not every day that a lawyer gets a pat on the back.

Cindy this is absolutely where "there is no I in team" applies.  We as Realtors have to lt go of our own egos and work with others to get things done. That's not saying that it's always the Realtors, but it often starts there. You really did have a good team. Congrats!
