If you leave a comment, Russel will visit your blog and comment.At some recent inspections, I've been privileged to be presented with the Seller's Transfer Disclosure Statement. Whenever this happens, either the Buyer's Realtor or the Buyer asks me, "Would you like a copy of the disclosures?" or tells me "Here's a copy of the disclosures" as I am handed a copy."

I've never felt a need to look at the disclosures because I'm confident that either there is noting substantive on them, or what the Seller's can disclose, I'm going to find anyway. So I'll tell the Buyer and the Buyer's Realtor that I'll look at the disclosures after the inspection and answer any questions they might have about anything that's on it.

That's exactly what happened recently. Once the inspection was complete and we had discussed my findings, the Buyer asked me about the electric circuit that kept tripping in the electrical panel. The Sellers noted, "One electric panel circuit keeps tripping." I made an educated guess and told them that I was 99.9% sure that it was the circuit for the garage because of what I found in the garage:

When the Buyer called me, there was obvious excitement in his voice: "Hi, Russel. You were right! It was the garage circuit." That's when I know I done good.

If you find yourself using a lot of outlet multipliers (those doohickeys that turn a two-receptacle outlet into a three-, four-, or six-receptacle outlet) or extension cords as permanent features of your home's electrical system, you're just asking for a fire or other electrical problems. Please contact a qualified electrician to help you plan your electrical needs better.

Russel, You must see the most creative wiring systems on earth. I see some but as an inspector you must always see a new an exciting way to convey electricity and sound.

Feedback is essential to learning. We often take our seller disclosure form with us on our home inspection. Most inspectors like to discover where these disclosures are if not noted.

HA! Even I who is electrically challenged and phobic could have figured that one out. Ghesh, reminds me of the movie "A Christmas Story" when dad plugs in the tree and the whole house goes dark, only a million plugs in one socket, wonder why?

Hey, Donna - I'm probably offered the Seller's disclosure statement at about ten percent of my inspections. It would probably be more if the Sellers would disclose more, but I think they and too many Realtors still believe, "Let the Buyer's inspector find any problems. He might miss some." Which is too bad, because all of us can have many more long-term and happy Clients if we all would play nicely together in the same sandbox.

Hey, Jim - If the Client is willing to pay.... I did have a Client from five years ago fly me out to Santa Catalina Island last year to inspect his new $3.9 million Island home. His corporate jet, and I was the only passenger. Quite fun.
