Because I work with mostly first time buyer and sellers within the Cheshire County region, I want to post the top 10 answers to their top 10 questions:

Q1. How do I know which agent is best for me?

A1. You should seek out a reputable real estate agent who is available during the times you are available, and who can communicate with you the way you most need to communicate. I have a buyer who enjoys converseing over Facebook or Texting me. Wherever my buyer's at, I'm there for them.  This makes for easier and quicker communication between agent and client.

Q2. What challenges to first time buyers face vs. conventional buyers who put more money down?

A2. First time buyers are often limited when making an offer. If financing the home with FHA, RD or another government backed program, they may not be able to close for 45-60 days, whereas their competitor, the conventional or cash buyer, can likely close within 3 1/2 weeks or less. It's important their agent knows enough about them, as a buyer, that they can maximize their points of leverage to make the most attractive offer to a seller. Oftentimes a cash buyer with no contingencies looks more appealing to a seller than a first time buyer with inspections and financing contingencies.

Q3. Is the busiest agent always the best choice for a new buyer? This person must have the most experience?

A3. True, the busy agent is a good sign of good practice and a successful track record, but is the busy agent going to take extra time needed by first time buyers to help them understand about the process and options available to them? Maybe, that's why it's important to find an agent who's a good fit for the first time buyer. As a first time buyer myself 7 years ago, I understand the questions buyers have along the way, the fears and confusion faced during the new home purchase. Having purchased a foreclosure home and having gone through a government rehab loan process, I am willing to go that extra step to ensure the buyer has funds available not only to purchase the home but to make it comfortable during that first year.
