I'm a normal real estate agent.  I do an REO here and there but I'm not dependant on my REO Business.  For those who do not know, REO is REAL ESTATE OWNED or in other words, foreclosure agents. 

These agents have been hired by the bank to dispose of the assets that they have had to repossess.

Why do I say that REO agents are not normal agents?  Because in my experience, it seems they are deathly allergic to the phone.  Now, not all REO agents are like this but so many are that it's hard not to generalize.

So how does this affect you, the consumer?  Many different ways. 

1. Houses that have been foreclosed on sit longer when calls from agents are not returned.  This hurts property values and often times hurts how neighborhoods appear.

2.  As a potential buyer of one of these homes, it can be frustrating when you can't even get an answer from them as to whether the property, still listed in the MLS as active, is even still available. 

3. Since many of these agents do not answer the phone or return phone calls, foreclosed homes that are vandalized may continue to deteriorate and be damaged further because it does NO GOOD to call them and let them know that their homes that they have listed are unsecure.

4. When the banks have a hard time moving these properties, they have less money liquid to make more loans and the economic cycle we have come all to familiar with continues to crush the economy.

So how can this problem be rectified? 

1. The banks can stop overloading 1 or 2 agents in an area with all of their foreclosed properties.  It's a specialized service to work on foreclosures so I understand that not all agents in an area are up to the task but certainly more than one or two are.

2. Agents who work these REO properties should answer their phones and return calls, just like normal agents are supposed to do (ok, so not all agents operate like me and answer their phones!)

3.  Bank REO officers should make periodic calls to these REO listing agents from various extensions to make sure that the agents who are their listing agents are ANSWERING their phones.

 

I guess this could readily apply to any agent that doesn't answer their phone but there is a distinct difference between an REO agent that doesn't answer their phone and a normal agent who doesn't answer their phone:  If I don't answer my phone, I will not get another listing or another buyer.  The REO agent will continue to be gifted listings from their bank contact and the cycle goes on with that REO agent remaining in business.

I agree that this is ridiculous.  They continue to get listings and it is very painful as a buyer's agent to work in that type of environment.  I have one where even the assistant doesn't answer the phone.

Great post - I could have written myself. These are challenging times - and agents overloaded with REO listings serve only one - and we know who that it. It's too bad the banks still have not figured it all out. By the time they do, if they do, it will be too late. I happened to be an certified REO Specialist and I share your frustrations. It absolutely does help for agents to be hands-on and not rely on websites (to download offer instructions) and assistances to field their never-respoinded-to phone calls. Their voice messages should really say: don't other leaving a voice message because I will not return your call.

Yes this can be frustrating. I am one to always have my phone on me and I return messages promptly. It makes doing business much harder when agents aren't responsive.

So true, Ron. On more than a few occasions I've had neighbors come up to me while I'm showing a home because the listing agent wouldn't answer or return their calls.

I had one REO a few months back that was active in the MLS and active when I called to ask if it actually was active. I submitted an offer only to be told 2 days later that they had already accepted an offer ... 3 days before I submitted mine!

I'll add #5 as well: Only putting disclaimers in the agent and public remarks sections, only putting in the bare minimum information required by MLS rules and only having one picture. I understand you're busy but so I am I.

Vicki--I've never had the problem getting paid (reimbursed from the bank for expenses, but never paid)

Stacey--I feel your pain.

Kathleen--I vote you get more REO listings.  That's what we need, good agents taking care of REOs and not TOO many of them at a time!

Vanna--you're rare even for a regular agent--one that answers their phone!

Michael--it's insulting isn't it.  They are too busy but we aren't?

Greg--Fax only?  How 1985ish!

I handle some REO's and I answer my phone.  But there are lots of "overloaded" agents who take listings all over the state.  There's no way they can service them adequately.

Barbara--I was careful to say that those REO agents that ONLY do REO.  I've done a few REOs myself and treat them just as I would a regular selling client.  Glad to hear that some do treat REOs right!

Could not agree more.  I had a neighbor of a foreclosure call me because the sprinklers were going off so often that it was causing flooding on his property every night.  He couldn't get ahold of the RE/MAX listing agent so he looked up RE/MAX in the phone book and called me.  The agent is not in my office but I know he doesn't return calls...
