That's right, as I sat at my weekly Financial Peace University class last night I almost fell out of my chair.  As I sat and listened he went on and on and on (for a good 15 -20 minutes) saying things that were music to my ears... clean like no one has ever lived there - there are no signs of pets or children here - fix anything/everything that is broken.... Act like this is new construction and you are doing a punch list for the builder.  This is the entire purpose of a home stager - we understand the buyer, we look through your stuff to figure out what needs to happen and create a plan for you to follow. 

Dave likened this process to purchasing in a retail store.  If the store is successful and demands top dollar you won't find fingerprints on the glass or messes anywhere in site - everything will be shiney, sparkling, clean and orderly.  If you want to pay wholesale the establishment is somewhat different....

What were some other words of wisdom? 

• Use an agent - home sell for more. 
• Photos matter - make sure there are lots of them and that they are great. 
• have the home appropriately priced
• don't move before you sell - vacant homes are harder to sell
