Why do some buyers think everyone should accept a short sale...not everyone selling is in financial distress.

I'm mesmorized by this issue...

I'm not surprised, however, buyer beware...Not everyone is to the point of a short sale if their property is listed.

I have some cash buyers who are looking to buy condo's or properties in distress on the ocean in Fort Lauderdale, FL...

Buyer's beware!  There are about 2.

Not everyone who is selling in this market needs to do a short sale.  Some people are selling as estate sales, just selling, period.

If you are only interested in short sales...condo's on the beach in Fort Lauderdale, Hillsboro, Deerfield, and Lauderdale by the Sea are not distressed areas.  These people are not in short sale mode. 

If you want a foreclosure or bank owned property east of Route 1, Federal Highway, they are few and far between...we're holding our own here.

Don't listen to the news, contact me for current and up to date information.

Agents, do you have area's that are holding their prices, if so where?

Karen, Kansas City has been fortunate in having fewer foreclosures and short sales than most of the United States. We do have a few neighborhoods that were hard hit but, on the whole, we are in good shape.

Great post. I have a ton of buyers standing by for a waterfront short sale. Well, they have been waiting for a while and their chances are getting slimmer and slimmer.

Everyone wants 'the deal'...unfortunately, since there are so many buyers chasing too few real deals, there's a lot of frustration & bidding wars going on.  In the end, the buyer who prevails pays closer to real market than some might think.

They are going to be waiting and waiting...that is just not the market on the beach...most of the people that own on the beach paid with cash on the onset...and really don't have to sell.  AND, the prices are holding their own. Thank you for your contribution to my post.
