Today, it seems that there are many people that think that they can sell their houses on their own, and many people have the time, marketing savvy, and ability to do just that.  This is not just happening with home sellers in Cedar City, but it is going on all over the world.  I liken selling a house on your own, to repairing your newer car on your own.  Years ago, in the dark ages, when I learned to drive, cars were pretty simple relatively speaking to work on.  If an older car wouldn't start, you checked to see if the spark plugs were firing, and if it was getting fuel from the gas tank.

If it was getting both of those, odds are it would start.  There were still some issues with timing, air and fuel intake things like that.  If you were relatively handy you could usually get the car running, there were always some major issues that would put most people in over their heads.  I know that this is overly simplistic, but the idea is the same.

Today with all of the computers, electronic gizmos and sensors on the newer cars, I don't even like to change the brakes pads any longer.  I will still change the oil in a pinch, but let's be honest, it so hard to find a place to discard of the oil that it is just as easy to have it changed rather than lugging around a gas can, or other container filled with used motor oil.  Heaven help you clean that out of the trunk lining if it should slop out or spill!  

Today with all the disclosures, forms and the time demands of todays buyers, it is difficult to sell your house if you're not a full time realtor.  Add to that the increased competition in todays market and the degree of difficulty rises even more.  This just isn't happening in home sales in Cedar City, Utah.  Now more than ever it is time to use a good realtor, much as it is necessary to use a good mechanic.  Don't trust the sale of your house to the attitude that I think that this is the way that it works, use someone that knows the way that it works.

This is so true! 

Pricing is increasingly difficult with many markets around the country rapidly declining.  If you don't price it correctly to begin with, you will loose a lot of money by having to "chase down the market". 

There is much more responsibility on sellers for disclosure.  What you don't know can get you in a lot of trouble. 

Also, 85%+ of homebuyers begin their search for a home on the internet (and they aren't using Craig's list as their main source).  You really need to have your home marketed by not only a Realtor, but a tech savy one at that, to really be in the game.

Out here is seems that people start to sell their houses on their own and very quickly hire a Realtor either because they don't want to deal with all the phone calls, don't have the answers to questions about their own neighborhood, etc. Many of them realize very quickly that real estate is a profession.
