Is a home naintenance inspection something a home owner should do before they try to sell their home?  Or is it something a typical home owner should do without the prospect of their home going on the market in the near future?

A home maintenance inspection is for the homeowners knowledge, maybe they've never had an inspection or it has been several years, but it is good to keep up with what is going on with your home. It is good for the homeowner to know what needs to be taken care of now & what to expect to need to have done in the near future. You can think of it terms of an automobile, if you know you need to have your timing belt changed at 100,000 miles then you can change it before it breaks & leaves you stranded.

A home seller's inspection is a useful tool for the homeowner & their agent to use in their homeselling process, the homeowner is not caught by surprise at the last minute by the buyers inspection & they can decide what they want to have fixed & on their terms, I will also go back & update the report with the repairs they have made & the report can be made available online for potential buyers.

Hi John.

 I am home inspector that just recently listed with Active rain and read your blog about maintenance inspection's. This type of inspection is not a Home Inspection. however does it requre a certification such as a Preventive Maintenance Inspection? I am really thinking about doing these with the possiblilty to come back and do updates for clients. I know that buy a special agreement that you can actually do repairs on homes, PMI agreement. Does this sound right to You?

Doug,

It may differ where you are located, but where I am licensed, in Tn & Ky, if you do a home inspection for compensation then you are required to be licensed & if you are licensed & do an inspection for compensation then you are not allowed to do any work on that home for one year. Check with your local AHJ about what is allowed in your area to be sure. Where are you located & is your state regulated yet?
