Hi Bill!  I do understand Susie's point of view but, I think that alot of Gen-Y'ers, who live and breathe Twitter will be drawn to this listing network--they SEEK technology-minded agents and having your listings there is certainly a good way to attract those first-timers, I think.  I'm definitely going to check this out--thanks so much for the heads-up about this service!

Why not just send out a tweet with a link back to a page on your blog or your own website? How is sending them someplace else first helpful to you or them? (I'm not even going to comment on the repetitive automation part)

Bill - Great post! I've been using TweetLister the past several days. Here's some ideas for those who are afraid of offending any of their followers or for those that think it's not worth doing:

1) Setup a 2nd Twitter account for yourself.

2) Don't follow anyone with this account. Just setup your profile Bio to include keywords related to your core focus. My bio reads as "Residential Real Estate Expert Realtor serving Long Valley and Hackettstown, NJ. For Sale, Buyers, Sellers, House, Condo, Apartment, Townhouse"

*Note, this allows people who are searching for any of those keywords to find that account and follow at their own free will. It will be clear that you only post listings to this account and the follower can choose to unfollow that acct if they want.

3) Next, enter all your listings into TweetLister and schedule them to run every 3-5 days at whatever time. Basically, set it and forget it. The only time you need to go back to TweetLister is to stop a listing from posting, hopefully because you've sold or rented it.

4) Let the power of Twitter as a search engine work for you. You're no longer tweeting your listings to your followers, but rather letting those searching for those listings find you. As an example, I'll use NJ since I live and work here. On Twitter, let's say someone is searching for a house in NJ. On Twitter, you'd do a search like this http://search.twitter.com/search?q=house+for+sale+NJ and that returns a bunch of listings from TweetLister and others with houses in NJ.

Now on TweetLister, as it mentions above in the article, you can actually do a simple search and select house, for sale, 2br, 2ba, etc. by location rather easily. I believe that searching on either Twitter or TweetLister will become more the norm as buyers and renters are look for new searching options and ways to more easily connect with the broker. It's really a win-win for everyone.

There is a built in tracking service that monitors the visitors. For me it would be remembering to actually do it. What do you think about Michael Remner's suggestion?

Bill, your listings are probably already on your site or your blog. If you really want to automate, you could use Tweetlater and set up a similar kind of schedule. Then the links would come straight to you. This just gets in the way, IMHO.

As for Michael's suggestion, there is almost no value to the second account. If no one follows you and you don't follow anyone, no one will see them. In addition,  We've tested linking and google juice, search, via the @realestateshows twitter account and it has almos no impact. This is not a short test, we have sent over 45,000 links via that account.

I like Michael's solution in comment 47.  I had already set up a "company" twitter account that will work perfectly for this. 

I track several searches and phrases in twitter via TweetDeck and it amazes me how many people are planning to move to my areaand or  talking about real estate on Twitter - of course many of them are college students, but it pays to watch, greet, and befriend.

Thanks, Bill. Yes, It will show up in Twitter search, just not sure how valuable that will be until twitter search becomes a mainstream search site... and again, why send them to somewhere else. You have total control over twitter. Even if you set up a second account, direct people back to YOU. Don't make them go through a gatekeeper.

I've been posting listings to Twitter for about 6 months. I think the time for Twitter to be of real value to a broker is yet to come, but like anywhere else one markets a listing online, to not be posting listings on Twitter makes little to no sense to me. It's a network of 30+ million people according to latest estimates. Regardless of whether it works or not, it's somewhere you just have to be. Whether it works or not is almost secondary to me, as it only takes a minute to post a listing on Twitter. What I like about TweetLister, now that Bill has pointed this great tool out, is that I don't have to think about it anymore. I scheduled all my listings earlier today to run for the next 3 months once a week. It's out there and if it has value great...if not, I certainly didn't waste more than 5 minutes of my time. Further, I'll take the free backlink you get from TweetLister anyday. I think that's to Jeff's point on why go to another 3rd party...well it's a free backlink. I'll take all the SEO value I can get for free...from a relevant site at that.

Dean, Is a back link really worth potentially never having the client come to your site?

Follow me on this one: So, they find your listing on Twitter and instead of leading them to YOUR site where you have a searchable IDX (probably) you lead them to a third party search site where if that is NOT the house they were looking for, they can simply search there without you having any real benefit at all.

Yes, I suppose, at some pint down the road, after everyone gleefully hands them their listing data, consumers looking for a home might seek out their site to search, but right now, it's more likely they will find it on Twitter, if at all.

Is the SEO of this backlink really that important?

Dean - Jeff is right in regards to the SEO. The backlink that you would get from the site would carry minimal juice. There is a big difference between getting a link from the home page of Tweetlister and picking up a link somewhere buried inside the domain.

Hi Bill. Good to see you. OK I am not a twitterer. But if I were.....I'd hate this service. I just can't see what benefit there would be to posting listings on Twitter. The last fee times I checked out Twitter I was bored crazy with all the 'I just posted on AR" and links to pictures and videos and music etc. It really diminished the conversation. But of course this is just my opinion :)

Bill, thanks so much for your ideas on Twitter.  I really havent dabbled too much on Twitter but I really think that it is setting itself up to be a powerful force as so many seem intrigued by it.  So if the masses are headed there, it's seem like I better be a part of it! Thanks again!

Hi Bill, Thanks for sharing this resource and I will be setting it up. The question I have is really two fold. A.) would anyone other than your followers see these listings and are they searchable   B.) what is the likliehood of people seraching for property on Twitter?

I haven't set it up and have no desire to do so.

I took off my auto from here, but may add it back as I did get traffic to my blog and search site from posts here.  I know Jeff use to do it and it was annoying and now he has said he stopped it.

Everyone thanks for all your comments! As Missy mentions you should read what Jeff Turner has to say about this site and things like it. It makes a lot of sense.

Missy - I agree with Jeff but with astonishment I woke up this morning with a bonified lead for the one listing I added to Tweetlister yesterday. Here is the email I received:

Message for you: Hi - My husband is taking a job just outside of Providence. We currently living in Fitchburg and want to stay in Mass but really not familiar with a good suburb on Mass side. close enough to both Providence and Fitchburg. We''re looking for townhouse or condo in 250K range. Do you have any information on the Hopedale area? or suggestions for other areas close to there. We''d want to be within 40-50 miles of here still. Thank you.

Go figure! I need to find out exactly how she found my listing. Was it through Tweetlister or Twitter or some other way???

Bill - I have sen Tweetlister mentioned a number of times, so thanks for the reminder. Wonder if it is any better tha simplytweetin about your listing and proving a link to you listing's website (I use individual blogs for each listing). Gonna try it out, though.

Okay Bill, now I'm completely torn--I DO understand what Jeff is saying but, with such immediate success from your trial, now I'm wondering if it's not worth a try.  One thing that I do like about the listing format is that you can re-direct your viewers to your virtual tour on Real Estate Shows AND your own website's listing and also includes a bit of teaser information for those in search of homes in your area.

Bill I like the thread of comments going here.  Richard I too was having trouble and Mark from Twitlister was quick to get back with me.  They apparantly had an influx of listings yesterday.  See what affects you have on people Bill?  But they seemed to get a handle on it.   And as always Jeff is right.  The initial link takes you to their page but for details - it goes to our website.   I wanted to check the stats and see what kind of traffic I did get.  Took me a while to find where those stats actually are but once I did locate them I see where the duplex we listed yesterday got 14 view.
