We had a wonderful prelisting meeting with some of the people in our Sphere of Influence.  They are getting their house ready to sell, and wanted us to come by and let them know what it would sell for, and if the improvemments that they have and are doing will net them any return in a sale.  They are a young couple and they are not only looking sell a house in Cedar City, but to buy one here as well.  This has the potential of being a great deal for us.

They are not in a position where they have to sell, they are just looking to take advantage of the move up market that our current economic condition affords them.  Great for them, I think that anyone in a position to do that should look into it, you can get some incredible deals here in Cedar City.  It was a great appointment, we lived next door to the husband and his parents when he was a young man.

Now he is still a young man, he is a married young man with a nice family.  The great question that his wife had was what should they do if someone stops by once the for sale sign is in the yard and wants to see the house? Our response was to have them call us.  Here is why, first off, this is what they hired us to do.  To deal with the sign calls, but more importantly generate sign calls and any other type of calls.  

The second reason, is to be safe, make sure that the buyer is sincere enough to make an appointment to see the house.  At least serious enough to wait for us to come out and go through the house with them.  It is sad to say, but in this day and age, you just can't be too careful!  

It was a great meeting and we are looking forward to listing this home in the next week or so, they have a deck that they want finished prior to listing the home.  Anyway, how would you my colleagues answer that question about the driving by want to see the house now?

Call me first...under no circumstances do you open the door....they could be there to rob them...or else trying to get in on negotiating for themselves. That kind of action could cost them. I think you answered correctly :)

Always get those ground rules out right away, and with a written copy of dos and dont's. Sally is exactly right; you never know who or what is on the other side of the door in a metaphorical way

Sally, That is the way that we felt, we tried not to scare them, but we did express that for safety reasons, do not just show the house!

Tom, also that is how we feel, and during the actual listing presentation we would have gone over this question with them, but I just wanted to fish and see what everyone would say.

Hey Guys - We have had our house up for sale for sometime now and I understand all the reasons listed here in this post to have people call our agent but we are getting to the point where if Atiilla the Hun knocked on our door to see the house we would let him in!!!

Dan, I understand the frustration, our house is also for sale, and we would take almost any reasonable offer.  I just thought that a young mother would be better off if we dealt with this type of buyer.

Tony and Darcy....I would handle it the same way you did.  I just about "always" find the curb-people "never" end up buying, they are just pushy.  My 2 cents.
