What is keeping some Buyers out of the market, or at least very upset, is the over-priced listings of owners with unrealistic expectations, and unwilling to listen to reason.

These Sellers, and their agents, look so absolutely foolish to those viewing the properties, or at least to the majority who understand the reality of the market.

Today's Buyers are savvier and aren't going to pay more than market value, but trying to negotiate a reasonable price is almost always an exercise in futility.

Lender's aren't going to finance a property beyond it's value, not unless there is a substantial downpayment, and what is the chance of someone happening by with cash?

Personally I'm fed-up of trying to deal with over-priced listings, and the irrational excuses being proffered are pathetic. To give everyone a good laugh I'm going to blog the worst top ten soon!

Almost all over-priced listings end up as expired listings, wasting everyone's time, and as a result Buyers and agents are righfully offended, as in pissed.

Sellers who think they know better than what the market dictates, and can't grasp the fact that the goal is to sell not to list, should be left to sell their own home.

So in fact some Sellers (and their agents) are keeping many Buyers out of the market.

Playing the public as fools is insulting, so why are so many agents doing this? They don't really care.  Some of the "top agents" in my area are the worst.

With all the information available on the internet there are very few foolish buyers these days.  Such sellers are only fooling themselves ... and maybe their agents.  Shame on both of them, but its their trip to enjoy or suffer.

I understand why some buyers will see over-pricing as being disrespectful. If it is a FSBO then we can allow some wiggle room for the Seller perhaps not having a good handle on market values.
When a listing agent is involved the flags need to be raised. There are agents who are taught to take over-priced listings for the sole purpose of getting the listing, and to use price reduction strategies and scripts after they have the listing. I have serious difficulties (ethical) with this approach being practiced within our profession.

I agree with your comment, and it's especially shameful when a listing agent is involved.
IMHO, unless it is an upward trending sellers market the listing agent has no business taking an over-priced listing. Doing so validates publicly held views that denigrate our profession.

Overpriced listings typically are not shown, will not appraise, and will not close.  So you are correct they fall into that expired category.

It is inevitable that clients get to see over-priced listings through the automatic email feeds.

The best use of an over-priced listing is to show one and use it as a benchmark for the rest of the short-listed properties being viewed.

I must admit I'm asked occasionally to prepare contracts on an over-priced listing, so since I know I'm wasting my time I'm going to seriously think about a new strategy.

However much is being asked over the estimated market value is how much I'll recommend clients deduct from that estimated market value to use as an offer price.

What is the seller going to say? "I'm insulted!" For wasting our time I sure hope they're insulted.
