I had clients involved with a short sale and I guess that they just got tired of waiting. I got a call saying that they want to withdraw their offer and are buying something else with another agent. I could never really get through to them that the banks work in mysterious ways and we agents had nothing to do with the long process of getting an answer back. I am sorry, not only to lose the sale, but to lose the clients I really liked and thought I had established a relationship with. It's a hard lesson to learn and i guess everyone has to pay his dues. Give me a day or so and I will be fine and back on track. Until then I will hide my head under the covers and pretend this day isn't happenning.
I'd make sure the bank knows EXACTLY why they walked, maybe one day banks will realize that there are REAL people on the other side of the table...........naaaahhhhhhhh, they won't! Good Luck Kathy
Hi Kathy~ I can certainly understand the buyers not wanting to wait for the Bank to give them an answer! I am so sorry that they switched to another agent to buy. That is a tough pill to swallow. Don't it get you down for more than a day, and just figure that you just may have to get buyers agreements signed up front.
probably you failed to prepare the buyers for the long waiting period... I would've continued showing them REO's and even submit offers, just in case.
Hello Kathy, sorry to hear that you are ending your week with your head under the covers. It's just so tough somedays!
Sorry to hear about losing both opportunities. Buyers and sellers can be so fickle, and it's always the agents fault, even when they are the ones a making the decisions.
Sorry to hear of your bad day. Did you have a back-up plan for this scenario ?
Sorry to hear about the bad day and the unfortunately short sale -- perhaps next time try and get the buyers on a buyer broker so if they decide to back out of a deal you have the opportunity to move them forward into another home. All the best --
Hi Kathy ~ So far I've steered clear (showed 'em but haven't sold 'em) of the black hole of short sales. From what I hear from everyone who has sold - or tried to sell - a short sale - or from the loan officers or attorneys - is that you can talk until you're blue in the face about how difficult it will be and many buyers still just don't get it. And some people just love placing blame where it doesn't belong.
Head under the covers tonight - tomorrow it's a new day - Next!!!
Liz
Did you do your best? Sometimes even though we communicate well and do a fantastic job, clients will leave. As you evaluate the situation, don't be too tough on yourself. They should have communicated well with you too! Have a beautiful weekend (go see the house on Acacia I staged - is open on Sunday!).
Kathy,
I am SO sorry! Don't be too hard on your self...I'm sure you did a terrific job. Short sales can be difficult and sometimes buyers have a hard time understanding the whole process...not to mention the time involved. Have a great weekend Kathy :~)
