Thoughts for an Extraordinary Event for Upscale Open House

I have listed a beautiful home $1+ mil on the Intercoastal Waterway.  The house  has a lot of open space.  Buyers don't quite know how to utilize all that open space.  We are having it staged and thus, I am planning an "event" to try to get both buyers and agents in there to see.  Since it has been on the market and may be considered "old", I am trying to go the extra mile to get people in there.  My goal is 100-200 people. 

 

Ideas I have tossed around include broker open, wine tasting, charity event, educational lecture, book signing, etc.  Most recently I am thinking of tying in with fundraising for a chapel in the new hospice wing at the hospital. 

 

 

For marketing, I am considering print ad on the Saturday before and the same day, written invites to brokers, postcards to same subdivision and neighboring upscale communities, e cards to agents, church bulletins because of the chapel association, PRweb.com (anybody tried?), collaborating with lender, chamber of commerce bulletin board, written invitation to yacht club members, Wine store mailing list

(if we do wine tasting), and possible hospital venues if I can figure how to access them.

 

 

Questions I have:

 

What do you think about Thursday evening 4:00-7:00 to coincide with sunset and full moon?

 

Would there be any reason (or not) to separating out REALTORS and nonrealtors?

 

Would you serve alcohol?

 

Do you think lite cheese or a heavier catering?

 

Would  music add to the event or just an additional expense?

 

What kind of raffle items(or other ways to generate money) might bring in money for the charity?
