Market Report for Fountain Valley and Fort Carson - Single Family Homes

The Fountain Valley housing market continues to be a BUYERS Market, as there is currently a 7.8 month of supply of homes on the market.   A 6 month supply of houses on the market is considered a "NEUTRAL MARKET".   Sales units are down 17% from 2008 to 2007, but pricing is only down 5% from 2008 to 2007.   524 Single family homes have been sold in 2009 vs. 544 for the same period in 2008; a decline of 3.8%.

  • Under Contract and Pending:  231
  • Absorption Rate: 87.3 homes per month, a 5.4 monthly supply of houses currently on the market
