When I hear the words "Thank you for your time" I Cringe!! Here is what I have learned over the years....

I have learned a lot in my 11 1/2 years of real estate. One thing I have learned that has held true now 100% has been the statement that comes from buyers "Thank you for your time"!! I have learned that when people say that....they had no real intention of buying....they knew that they would not end up purchasing anything for one reason or another....I have found that when people thank me?? It's a 50/50 that they end up buying something or referring....When people don't thank me at all?? The numbers go up considerably!!

Why is this you ask? I think it goes this way...When someone KNOWS they are going to purchase...they expect you to work hard for them and help them and  go the extra mile....When they don't have any intention of purchasing they feel "GUILTY" for wasting your time so they "Thank you for your time"....over and over....

Interesting thing how you are thanked or not thanked after showing 5-10 homes.....

To those that want to buy and never say the words "Thank you for your time"!!

Very good point, and I agree with your 50/50 split.  I do have people who are occasionally testing the waters out there for a move up maybe.  They are worried that nothing out there will grab them right now and therefore feel guilty about using my showing times.  However, if the right home did pop up, I think I would be in the right place.  These relationships sometimes take time to nurture.

Haven't thought of it in that way before...I have to say I totally agree.  I need to share this with my team!  Thanks for your wisdom on this point...we don't want to waste more time than we need to!
