Your numbers suggest that a large fraction of your area pendings are not closing.  Is that due to short sales failur?

It looks like you have only about a one month supply of homes on the market.  That ratio looks about like the ratio from the boom.  What is happening to prices in your area?

Jim,

Thanks for the comment.  The prices did take a fall at the start of the shift to about 50% but now are steadily staying at the same.  We have a boom alright but at bottom of the pricing structure.  We have about a month worth of inventory but the quality is very poor.  So the good listings do not last more than 24 hours and we see the offers go as many as 30+ offers.  for the most part the cash offers are the winners as the bank do not need to worry about appraised value.  Prices are inching up but very slow, which good.
