Surprise

We all have had homes that haven't sold as fast as we thought they should have, or at least I have. One home that I had was on the market forever or so it seemed we lowered the price and had great turnouts at the open houses but no offers. We advertised in all the media had all the updates done including inspections, still no buyers. What were we missing? The homeowner was transferred to a city 700 miles away and his wife was patiently waiting for me to make a sale. It seems when you try the hardest it takes the longest. At our last meeting I was informed that they wanted the home to be sold in thirty days, now the pressure is on what do I do? When we least expect it the answers jump right out at you, I was taking my walk on a Sunday afternoon when I got a call that a prospective client wanted to look at the home, could I meet them there at 6:30. Arriving a few minutes early to open up the home I see they are already there walking around the yard and house. We exchanged pleasantries and went into the home, it was love at first sight, everything they saw they loved. Great news for me. Not wanting to lose a sale but I still had to inform them that the price was not negotiable since they had lowered it to below appraised value and couldn't go any lower. To my surprise they said we'll take it. Now the rest of the story, the buyers were my daughter and son-in-law I knew they were thinking about a new home in the near future but was completely caught off guard. They had their eyes on this home for a long time but the price was just out of their comfort zone and when we made the last reduction we hit the mark they were looking for. As I said I was as surprised as anyone but this home is just what they were looking for with location, schools, and job it couldn't have been a better fit. So you just never know.
