The agent said no staging and the Seller Can't afford it and she Won't mention it to them.

How many times have you heard this?

How can agents decide for the sellers what the seller can and can't afford?

The blog I did on  fiduciary responsibility says how I feel about that.

It should be in every agent listing package that they have a stager on their team.  They should  recommend that the seller talk to a stager.   Don't assume that the seller can't afford it.

The agent on this home has now helped the seller reduce the price by $90,000 and it's not going to be a short sale.

Don't you think SOME staging could have helped out?  It's hard to say where the wallpaper ends and the bed begins.

Virginia I'm in TOTAL agreement about the fudiciary responsibility and it is appalling when agents won't even mention staging OR at least give them information.  More than once I've mentioned the law suit that occurred when a seller wasn't made aware of staging opportunities.  It is a crime, IMHO. I could soapbox this one..

It's interesting to me that some agents assume their clients can't afford staging. I offer a range of services, starting out with a very reasonable verbal consultation. Those are very popular and when the seller acts on the recommendations, those houses can sell very quickly.

Maybe this agent would acknowledge that perhaps that seller could have afforded staging after all. I'm sure, Virginia, you would have charged less than $90,000!

Great post I agree I think agents should be giving all advice and avenues to their clients in order to help sell their homes - Staging is a great one :)

Thanks for bringing up the legal side of Realtors NOT informing their clients about all the options available Virginia. I was unaware that there was ever a law suit (Ginger mentioned) regarding this topic. I hope Realtors read this and take heed.

I have heard about lawsuits due to Realtors not informing their clients about Staging. I really can't understand why a Realtor would not at least mention home staging to their clients. After looking at the photos above I totally agree with you staging would have made a huge difference for this home. Great information.

What a shame.  That house looks like it has great bones...too bad!  At least if the realtor had mentioned staging and the seller decided on their own not to use it, the realtor would at least know they did all they could before lowering the price.

Oh, my.  Wouldn't this look great on the MLS?  Refusing to mention it to the seller is crazy, not just from a fiduciary perspective, but also because the agent should want to sell the house!
