We all know that Twitter is a useful tool because it provides visibility on prospective clients.  (I use it daily to promote our listing lead service.)  As an extension of the service, there is a mashup that may be useful to automatically connect with prospective clients.  The mashup is Twellow and it allows you to automatically follow a few key phrases on twitter, every time you make a post.  It may be an alternative to Easy Tweets. 

Try this experiment with me. 

    * Create a twitter account if you don’t already have one.  With that account, login to Twollow

     * Choose a free account and add the phrases to watch “looking for a realtor” , “ready to sell”, “home prices”, “comps”, or any other specific phrases that you know your target clients will use.

That’s it. Track who your twitter account automatically follows, and for those that appear interested in buying or selling a home in your area, send them a direct message.  As with EastTweets, the challenge is that this approach is not geo-targeted, but at least it automates one part of searching for leads.
