Open Houses~Do they work?

I am thinking about having an Open House on one of my oceanfront Cottages toward the end of the month.

Historically, Open Houses do not work and I am asking for you to email me some ideas that you use that have worked in your area.

Here, we have to feed the agents and public, and offer money...$100 for a drawing.  How many of those agents run right back to the office and email out to all there investors that they have seen a house that is right for them.  (Wish that were so.)

Anyway, Please send me some tips that might make my Open House more appealing.

I have seen some folks offer a $25 gas card, but reality is you shouldnt have to offer anything, I would rather have one quality person show up at your house, than 20 people looking for something free.

Open houses work for you as the agent to build your SOI, gain some feed back for the seller, and potentially a buyer for you to work with.. You will probably never sell the subject via an open house, but you will make the seller happy by doing it!  I would just say NO if you think it is an overpriced listing

I was singing the same blues not long ago and came up with an alternative, Innovative Marketing - Free Lunch. Have run 2 with limited success. Limited = more traffic during my publicity blitz but no bookings for the lunch itself.  My 2 different sellers were very pleased and I didn't have to pay to feed agents without clients for these particular properties.

Ginger --- is this an Open House for Realtors or for the public?  It does make a difference.
