This new construction home has been vacant and on the market for 2 years before we recently staged it ... here are some Before & After photos.  Don't you agree that potential buyers would find the "after" version more appealing -- and want to write an offer?

I hope this will encourage both agents and home stagers to contact your local banks and talk to them about the benefits of staging foreclosed properties.  It's a win-win partnership for the banks, the neighborhood, and the community!

(By the way, the first foreclosed home we staged for this bank was on the market for over 2 years, and sold within 38 days of staging!)

Hi Maureen,

Now here's a bank that's using some not so common sense. Bank owned properties usually have a very depressing aura but you turned it into a happy house. Great job as usual.

Obviously that is a bank one should make a deposit into, as they know how to invest correctly in their investments... plus your work looks terrific, seems they also know a great stagger too.

The interesting thing here is not that the staged property sold.  It is that the property was new construction.

Try staging a bank owned foreclosure with a wet basement, old appliances, brokern windows, filthy carpeting, overgrown landscaping. 

Not to disparage staging, but try to use staging to sell a resale property with multiple defects and the bank will go back to the tired old "as is" sales.

I see foreclosures staged with trash and emanating odors to wake up the dead. .. I wish the banks would not stage it but simple clean it up for showings. .

WOW...what a difference...from for sale to sold...not all bank owned properties are a disaster...and we too are listing one this month that we will stage...we have already contracted some of the work...the landscaping alone made a night and day difference and got standing ovations from the neighbors !

Maureen: Absolutely beautiful staging work! I have contacted several banks here, but they refer me to agents, who completely nix the idea. Not sure why such a different mentality here even though many are new homes just sitting on the market for a year or more. Any tips on getting them to take advantage of such a great marketing technique?

Joanne ~ I'm glad to hear that you were hired to stage a foreclosure too -- it does make a home so much more inviting.

Debra ~ My contacts at the bank are the president and the financial manager -- they see the value in staging and fixing up a property before putting it on the market.  Keep trying and don't give up ...  the listing agents should be on board too because a faster sale means a faster payment for them as well.

Karen ~ Include some smaller, regional banks in your marketing efforts.  Sometimes they have more authority and don't have to wait for "head office" approval.  Good luck!

Allegra ~ Be persistent with the banks in your area.  This type of mind-set sometimes takes time.  However if more banks would jump on board this wagon, foreclosures would sell faster, and neighborhoods would improve.

Melissa ~ Yes, this country needs more smart banks -- badly!  They need to see the value in fixing up their foreclosed properties and making them as appealing as possible so that they receive a good ROI.  I hope word gets around that staging works on foreclosures as well as regular properties.
