We've staged two other foreclosed homes for this smart and savvy bank and have posted about them here on A/R.

This new construction home has been vacant and on the market for 2 years before we recently staged it ... here are some Before & After photos.  Don't you agree that potential buyers would find the "after" version more appealing -- and want to write an offer?

I hope this will encourage both agents and home stagers to contact your local banks and talk to them about the benefits of staging foreclosed properties.  It's a win-win partnership for the banks, the neighborhood, and the community!

(By the way, the first foreclosed home we staged for this bank was on the market for over 2 years, and sold within 6 weeks of staging!)

Hi Maureen,

Now here's a bank that's using some not so common sense. Bank owned properties usually have a very depressing aura but you turned it into a happy house. Great job as usual.

Good for you. Wish the lenders would do some staging in our market in Maryland.

Obviously that is a bank one should make a deposit into, as they know how to invest correctly in their investments... plus your work looks terrific, seems they also know a great stagger too.

The interesting thing here is not that the staged property sold.  It is that the property was new construction.

Try staging a bank owned foreclosure with a wet basement, old appliances, brokern windows, filthy carpeting, overgrown landscaping.

Not to disparage staging, but try to use staging to sell a resale property with multiple defects and the bank will go back to the tired old "as is" sales.

Wow, I am quite impressed with your staging, but absolutely shocked that a bank would hire stagers.  They may be getting a bit smarter!!

WOW!!!! You did an awesome job!  Most of the foreclosures in our area would need more than furniture to make them look good!!!

I see foreclosures staged with trash and emanating odors to wake up the dead. .. I wish the banks would not stage it but simple clean it up for showings. .

WOW...what a difference...from for sale to sold...not all bank owned properties are a disaster...and we too are listing one this month that we will stage...we have already contracted some of the work...the landscaping alone made a night and day difference and got standing ovations from the neighbors !

Susan ~ This home was a bit depressing before, but the bank knew that hiring cleaners, landscapers, painters, and a stager would make a big difference.  Thanks for your feedback.

Roy ~ You may want to contact local or regional banks in your area ....  tell them it works!

Mary ~ Thank you!  You're so right that this bank knows how to invest their money.

Lenn ~ Staging works on ALL properties, especially on the types you describe.

Gabe ~ We're in agreement on that. Thanks for the re-blog.

Norma ~ This one needed more, too.  Cleaning, a few repairs, some painting, and landscaping.  Didn't it turn out well?

Fernando ~ If the banks would just clean them up it would make a big difference, wouldn't it?  Staging is the icing on the cake.

Sally & David ~ So glad to hear you're staging a foreclosure too -- The word must be spreading that it's a good investment!  Thanks for adding your story here.

B. ~ Asking the agent for the bank contact name is a good way to get started....give it a try!

Eric ~ Thanks for commenting.

Harry ~ Actually it works on the lower-priced properties too as well as the higher-end ones, in our area.  We just staged another one that sold for over asking price in 2 days ($249K).

Hi Maureen,

Just another example of how staging can help sell vacants.  You can imagine living in the home now!

Great job!!

Kimberly ~ Seeing a vacant home that's been on the market for a couple of years can be a bit dreary ... so cleaning and staging really pays off as a smart investment.  Thanks for your input.

Maureen, I'm also surprised the bank would have a home staged. Quite an improvement though. From the photos, you did a good job.

Maureen, you did  fabulous job on every single room.  I've only done one foreclosure, but hopefully will get more in the future, it makes such a difference.

Maureen: Absolutely beautiful staging work! I have contacted several banks here, but they refer me to agents, who completely nix the idea. Not sure why such a different mentality here even though many are new homes just sitting on the market for a year or more. Any tips on getting them to take advantage of such a great marketing technique?

Michael ~ Hopefully this will become a more common practice -- and foreclosures will lessen as well.

Joanne ~ I'm glad to hear that you were hired to stage a foreclosure too -- it does make a home so much more inviting.

Debra ~ My contacts at the bank are the president and the financial manager -- they see the value in staging and fixing up a property before putting it on the market.  Keep trying and don't give up ...  the listing agents should be on board too because a faster sale means a faster payment for them as well.

Karen ~ Include some smaller, regional banks in your marketing efforts.  Sometimes they have more authority and don't have to wait for "head office" approval.  Good luck!

Kathy ~ we hope the staging has a positive impact on this home ... many thanks for the feature!

Allegra ~ Be persistent with the banks in your area.  This type of mind-set sometimes takes time.  However if more banks would jump on board this wagon, foreclosures would sell faster, and neighborhoods would improve.

Melissa ~ Yes, this country needs more smart banks -- badly!  They need to see the value in fixing up their foreclosed properties and making them as appealing as possible so that they receive a good ROI.  I hope word gets around that staging works on foreclosures as well as regular properties.
