I spent some time on a listing appointment yesterday with a family that had previously listed their home with another agent. The house didn't sell. Hmmm, why not?

Important question, right? Well ... I "can" tell you one thing in a big hurry. Resistance from the Sellers to do any prep at all when getting a call to show  the home. An attitude of "this is how we live, surely you don't expect us to put away our things just so you can tromp through our house and intrude on our time." How sad. Interesting though -- they "sound" extremely motivated to sell. Have their eye on a new home and want to be in it before school starts.dustpan

So, as with every Seller, I provide  with a quick checklist of things to do before someone comes to see their home ... after all, we want folks to see their HOUSE, not their home. Aside from my usual list and walk through advice of taking down personal pictures, removing tons of furniture, cleaning out the closets, etc., here's my checklist of "what to do when you get the call." Perhaps it'll be useful to you. 

  • Make the beds
  • Hide the laundry
  • Put dirty dishes in the dishwasher
  • Wipe dry the sinks, tubs, etc.
  • Swish clean all toilets, wipe the rims, and be sure they are flushed and the lids are down.
  • Ensure that dry matching towels are neatly hung in the bathrooms.
  • Vacuum or sweep all floors
  • Tidy, tidy, tidy! - Especially kitchens, bedrooms, and den areas!
  • Be sure sidewalks are swept, the lawn is neat and tidy, gardens weeded.
  • Use the nose test - does everything smell fresh and clean? Briefly open some windows to air things out, if needed. Then close them, of course, if it's cool outside.
  • If you have pet, try to minimize them as much as possible, keeping litter boxes clean and out-of-sight, and cleaning up any accident areas. It's also a good idea to be sure that pet-food dishes are hidden, and certainly if you typically feed your kitties on top of your kitchen counters!
  • Add appealing light scents through air fresheners or periodically add a single drop of vanilla to the top of one light bulb in strategic rooms. This will spread a wonderful homey smell in those rooms!
  • Be sure there are no burned-out light bulbs anywhere and that all of the light fixtures are also freshly washed and polished.
  • Do a quick walk-through to be sure that any valuables, jewelry, weaponry, and personal financial papers are safely put away and completely out of sight.
  • Ensure that temperature is around 68°, but hide floor fans during hot summer seasons if you use them. If you have a ceiling fan, turn it on so that it rotates slowly (reminiscent of that lazy summer day feeling).
  • Ensure that soft "elevator-style" music is playing throughout the house.
  • Turn on all of the lights even if it's a bright sunny day.
  • Then LEAVE and either take your pets or safely lock them up away from the house, if possible.

Hi Tamara,

I'm surprised no one has commented yet. These are great reminders. I know one agent who carried a 'kit' in her car specifically for open houses. It had cleaning supplies, light bulbs, etc. - just in case. Thanks for the post!

I am surprised at how bad some houses show, and often wonder how they live when people are not coming to see the house???

My big pet peeve is the BEEP of a dead smoke detector battery. I have been to open houses where it drives me nuts.   Add a 9 volt battery to Mikes list!

Thanks for stopping by Rob.  I can't tell you how many times I've replaced batteries in smoke detectors in listings... since we're a second home market and often the owners haven't been up in months--hence the desire to sell....  It makes me too crazy to listen to it.  It's worth the couple of $$$ to make it go away!

That BEEP is a sign of neglect too, if they are too cheap to spend a buck or two on a battery, what else are they letting go?  at least that is probably what a buyer is thinking!

Hi Rob--Yes, I think buyers would think that... but again, in a second home market, they may not have been in the house in months...

I did not update the pix--ran out of time... I'm already a day behind going back to Napa!  But I'm happy with what I accomplished here in Tahoe/Truckee.  New listing coming on in next few days (after they get some clean up done)--priced right and in the range that's moving here.  I don't think I'll have time this week, I'm booked solid while in Napa/Marin so it'll have to wait until I'm back in Tahoe...

Great post for all I book mark these therefore sellers don't believe I am demanding others think the same.

I hope all is well, I most likely be on and off A/R for about a month trying do website updates limited time for a/r at best.

Tamara, these are certainly great reminders.  I have a much longer list, for some people ... and others don't need a list at all. 

Some sellers have a hard time understanding that not everyone lives the way they do, and that's not good or bad ... it's just different ... but whichever way they choose to live, they must always put themselves in the buyer's shoes... when buyer's walk in and they say "Wow", it should be a good "wow" :)  ... (if they are interested in selling for top dollar).

Sylvie--Yes, it should be a good WOW!  And yes, we all live differently.  I remember showing a friend my "new" at the time green house.... his comment was that I shouldn't have gotten it all cleaned up for him... I said I didn't, this is the way I usually live.  Just different.

Tamara, I had a school inspector at my house yesterday, and she made the weirdest comment (or maybe not).  I'm taking in a foreign student for a couple of months, and the private school came over to check out the house, but especially the room for the student.  I could see her face light up as she opened the door, and she immediately started taking photos.  I told her I don't want photos of my house on the internet.  She said "No, it's for my colleagues at the school.  They'll never believe it."   I wasn't sure what she meant.  I guess I turned beat red, because she gave me a big hug and said, "OH NO.  YOUR HOUSE IS WONDERFUL.  I HAVE TO CALL THE SCHOOL." She called the school and told them to immediately book the student, because mine was a keeper.  Then she told me that she sometimes can't quite understand what people are thinking, or what they think is acceptable...

I was pleasantly surprised because of course, my house is 80 years old... I've been fixing/painting one room at a time, as time and budget allows ... and it's not yet quite there ... but I guess it's DIFFERENT from a lot of other homes she sees every day.

I'm so relieved. LOL

Sylvie--Congrats on being WONDERFUL!  We go into listings all the time and see how others live and what they think is acceptable....  again, just different (well, sometimes bad, by almost anyone's standards. 

Good luck with the foreign student.  We had considered that several times, but with our schedules being so diverse, it really wouldn't work out.   Of course, the student would get a good look at an American lifestyle that isn't so typical...

I understand about fixing one room at a time.  That's what I did with all of my remodel projects before building Quietwater Creek.  It's really different doing it all at once, from ground up!

You did a great job.  I've always wanted to have a waterfront home (creek would do).  I'm still hoping ... and dreaming. :)

Creekside is really wonderful.  Especially when the flow slows down some and you can ford!  There is so much to explore on the other side.  And the sound is so peaceful.  I wish you all the best in achieving your dream!
