Uh oh; all of my listings have sold! I need more Des Moines listings!

It's a nice problem to have -- I seldom have that many listings anyhow - I think five is my tops thus far, but recently I changed companies, brought my three listings with me.  Two sold in a week and the other within a month!  Now I'm fresh out and I need to get some new ones.  Believe me though, I'm not complaining.  :^)

I work in all kinds of ways to prospect for new ones but I'm wondering whether others here have had experience with companies like HomeGain or Reply.com?   I don't relish the idea of going out and knocking on FSBO doors, yet it has proved to be a fruitful method from time to time.  Generally, that's what I do if I'm short on work and long on time.   Or, I issue another newsletter. 

I do have some active buyers and prospects for future listings down the road, fortunately, but I'm just fishing for some ideas to fill the pipeline in a little different manner.  

Any one have suggestions for good ways to add some listings?  I feel very blessed to have been able to "sell out" in this slower market but it's time to get back to work!

Andrew- like you I have sold most of my listings- I am doing a marketing mailer every 2 weeks, working the areas I have had previous success in. Don't worry, it will happen if you stick with it!  Good Luck.

Andrew- congratulations!  Out of curiosity, why do you suppose they sold so quickly after you switched companies?  Did you do anything different with the listing entries?

There seems to be a lot of expireds in my market.  With a good track record of getting homes sold, you might look like the solution to someone's problem.

Allison - How about I "borrow" your ideas for a marketing piece!   Extra large post card?   My preference is a newsletter and it's about time I got one out, however, maybe I need to target the FSBO's in my farming area again?  

Laurie - I have no idea why they sold so quickly.  Just lucky I guess.  Of course, it didn't hurt that I had just reduced both to my "expected sale price" in the past week, or so.  Amazing what a $5,000 drop will do if a listing is just a tad overpriced.  Everyone wants to "test the market" a bit, however, and for 2-4%, who can blame them?  However, it almost always is a waste of time.  I have to remind my sellers from time to time that Buyers are not often stupid - except maybe some that purchase FSBO's without an agent.  That is about the most stupid thing I see people do - a topic for a whole different Blog. 

Tim - Expireds? Now there is an idea I should focus on.  I need an assistant! 

Venice -  Yes, it is a good problem to have, yet it is indeed a problem.

A great problem to have.  Money coming in, bragging rights, testimonials and more!  Too bad I cannot ship my listings to you over state lines!

Louis - Maybe it's time I checked out HomeGain's offerings again but the last time I tired, I found a lot of work being expended on my part and absolutely no response from those who had inquired in the first place.  Maybe I need to give it more time?
