I simply wanted to chime in here and share my experience of being an REW client with all my fellow "activerainers".  My name is Joshua Keen and I moved to a an REW template in early 2007 after trying several different template providers (advancedaccess, point2agent, etc).  I was immediately impressed with the quality of their product and the enthusiasm and commitment the REW staff brings to educating their clients on how to generate and grow business online.

It wasn't long into the development of my template site and their powerful core IDX product (about 3 months) that 60% of my business was being generated from my site.  Within 6 months of seeing the power of their template product (which is even better today than it was then) I decided to upgrade to the custom website that Morgan mentioned above (http://www.realsourcebrokers.com) and I'm now known both locally (and nationally) for having one of the best websites in my market area.  So much so that it's become commonplace to see my competitors copying my design (a good problem to have, I suppose).

Now, 2 years after becoming an REW client, 75% of my front end business is generated through my site and it truly is the single most important asset in my business (second being my database and third being my awesome team).   Over that 2 year time frame I've skyrocketed to the top of GOOGLE for competitive keyword terms (ie atlanta real estate, atlanta mls, atlanta real estate investing, etc) and now rank on the first page for many of the most competitive terms in my market area and several less competitive long tail phrases that generate targeted traffic to my site.  I average buyer 21 leads coming through my site every single day!

I don't want to come across as an REW front man here...that's not my intention.  I do want to come across as a raving fan though.  And for anyone out there considering an upgrading their web technology or looking to get started...I highly recommend you give Morgan and RealEstateWebmasters full consideration.

Which reminds me of a great article by reknowned real estate speaker Stefan Swanepoel in which he said:

"So for those of us that earn our daily bread from real estate my message is a simple one: Batten down the hatches, expand your horizons, re-engineer your company, automate your business, market more online – yes, maximize every opportunity. Survive the years 2006-2010 and come out the other side with an automated, more efficient, new paradigm, consumer focused real estate model and you may very well find yourself in the front row to become the Amazon, EBay or Google of real estate."

Morgan and his team at Real Estate Webmasters are hands down the best in the business in my opinion. Over the years, I've worked with a variety of real estate development companies with varying degrees of success. I can tell you that after my experience with REW, I will not work with anyone else. They took my vision and dreams and made it a reality. Almost everyday I get emails or phone calls from users telling me how much they love my website.  Just like Joshua, I am a raving fan of the entire Real Estate Webmasters team.

If you are looking for a company to be your partner in Real Estate, REW is the only choice. Morgan wants all of his clients to be successful. He has a passion for his business and it shows.

Greeting folks!

Here's a little scoop for you, divulged right here on Active Rain. Only me, my lovely bride, Morgan and a couple of other people at REW know this...

I am right smack in the middle of the process of switching over my brokerage site from Point2 Agent to to an REW LEC platform.

And I can't wait until it's done. I like all my agent pals in the Phoenix area, but you guys might as well find different employment because I'm going to own the web based Phoenix real estate market when this thing gets rolling!

I've only had back-end access to the development site for a couple of hours, but I am LOVING what I see so far.

Yes, it scares the hell out of me to switch platforms on a very successful and pretty well ranked site. But I am convinced this is the right product to take my business to the next level.

6:27pm • #3

Hey, Jay, welcome aboard... it'a about time you found the gold! I am sure you will "own" the web based market just like many REW clients do. Just like you, it scared the hell out me to switch platforms on a well ranked site but, since the switch (without any 301-redirects), unique visitors have gone up 10-times and still climbing. More importantly, leads have increased exponentially to the point where I had to create a team to even begin to take care of the ones we "cherry-pick".

I have tried many sites, actually thought I had a great site before,  but nothing has compared to the results our REW sites have generated. I am another convert.. raving fan based on actual results.  I even got rid of TP with the programming REW has been able to do to my integrated lead management system. It's seamless and it works on auto pilot.  If I had the time to manage more, I would even get another REW site so I could own the first page of G for even more local search terms.

Morgan and crew are a class act.  They have great ideas, programmers and, more importantly, they are interested in their client's success.  I rarely recommend any company, but REW is one I highly recommend without hesitation.  Our business is now only web based or by referral. No more traditional farming, mailers, etc. REW has partnered with me to help us take my business to the point of being among the top agents in our franchise.

I started with a template site for about a year because I knew nothing about REW and thats what they suggested. After about a year of learning the basics, I jumped into a Limited Edition Custom. The basic templates are far superior than anything else you can get from any other vendor. If you have a team, I promise the leads will keep you busy. We all know that buyers come from the internet, so why not fish where the fish are swimming? Invest in your business and you will be rewarded.

Real Estate Webmasters in my opinion are the best when it comes to real estate websites. I have been designing and optimizing my own real estate websites since 1996. I have dealt with many website companies and designers over the past 12 years. Nobody comes close to offering the service and features that REW offers. I am confident in recommending any Realtor or Broker who wishes to have a top-notch real estate website to contact REW.

Morgan,

I thought I recognized the picture on the featured items.  Glad you are here!!!!!  I missed your call last week while I was pretty under the weather.  I am trying to talk my biz partner into starting with your template, and I just told her about your pricing for it on here.  Would love to allot the funds for the LEC, but we put a lot of money out for REO business, and marketing short sales, so I guess a template would be a start.  We will have to call you the middle of next week and ask you some questions, as I am not happy with lead generation capabilities on our current site.  I am very willing to put the work into a site that works the way I want, with guidance and help.  On your template sites, do we manually enter the listings in, and do they flow to other sites?

I am a current REW customer for OlsenZiegler.com and I can tell you as a former Advanced Access customer and one who has evaluated (and spoken to tech staff at the various vendors) that Morgan and crew are 2nd to none.  In fact, when I was evaluating REW, Morgan spent quite a bit of time with me over the phone, responsive, solid answers, etc.  There were even a few bumps in the road when my custom site was being developed and what I was most impressed with was Morgan made it right, beyond right.  If you get 150% from the big cheeze at the top of the corporate hierarchy (who knows 500x more than the most tech-savvy web developers at other real estate web development companies), and it flows down hill, it truly doesn't get any better than this.

In fact, I am so happy with REW that I am spending big bucks switching out my cheesy template Advanced Access template site to an REW LEC.  And, I am doing this in a very down market when my income is down significantly.  This is how strongly I believe in REW's products.

All the staff I have encountered at REW are also top notch.

This is not a paid endorsement, just an honest opinion from a very satisfied REW customer, and I can be a pretty demanding customer by nature, as I have pretty high expectations of service providers I give money to.

Hey there Heather (Tag you're it)

Next week I am out starting Wednesday (my first week off in several years woohoo!) but Monday or Tuesday we could most certainly chat or when I get back as well (I will be back on the 8th of July)

In terms of your question regarding templates - there is most certainly a manual listings manager for agents to add unlimited listings, however if you take advantage of the built in spiderable IDX product, you don't need to manually enter your listings as you can simply query them by your agent ID, or feature ANY listings (not just your own) via MLS number and broker reciprocity.

Do they flow through other sites? I have to think you are referencing syndication here (to trulia, zillow etc?) - and by default no, they do not and for intentional reasons - our user base is very tech savvy (those long term members of REW) and the concensus is generally that by feeding the large aggregator sites such as trulia you are in essence strengthening your competition in the SERPS - thus we have chosen not to incorporate syndication into our platform. Certainly if you choose to have your listings syndicated to trulia (and automaticaly from the IDX) it's as simple as posting a work order (I think that would take an hour of programming time) but again, that's something you should really consider before you do it.

There is a recent thread here with more info: http://www.realestatewebmasters.com/thread35489.html

Morgan,

Thanks for the heads up on the SERPS competition, something I had not thought about.  Are there strong results from the template sites that you guys produce?

I realize not as strong as the LEC's and that is something we can talk more in detail about after I talk to my biz partner more this weekend to let her know I want us to get conferenced in with you either at the beggining of this week, or 8th or after....

I have been looking/researching web providers for too long!  It is very apparent that the REWebmasters sites are superior to all the template providers out there.

My question is: If I were to have the template and purchase the IDX and a few other upgrades/mods and then decide down the road that I wanted an LEC would I then need to purchase these upgrades at that time as well? or am i missing the fact that the pricing and design of the LEC's include the "tricked out" options that come with each LEC.

2:44pm • #12

Heather,

In terms of "rankings" or SEO performance, there should not be to much difference between a template, LEC or custom site - all of our sites are coded in a search engine friendly manner. Do a Google search for "Fort Lauderdale Real Estate" for instance and you will find http://www.johnsabia.com at the top of the SERPS - this is a site that is an REW template with just a CORE IDX. A couple minor mods and a blog and that's about it (Oh wait, let's not forget that John has worked his butt off from a content and link building perspective to get and stay there) - but the point remains, you can rank a template just like you can rank an LEC -

The main difference is CONVERSION! - Templates if you are lucky will convert between 3-5% with registration enabled on an REW CORE IDX. Whereas to ranked LEC's will convert anywhere from 5-12% so you get a ton more leads (per 1000 visitors) with an LEC. Just 1 extra deal justifies the difference in price in vitually all markets. (BTW John is on the docket to upgrade to an LEC shortly :))

4:07pm • #13

Wesley - the LEC's out-of-the-box come with a ton of our most common upgrades (in fact in virtually all cases very enhanced versions of them) so in upgrading to LEC's often times you will not have to re-order items if they were on the "common" list.

For example: LEC 2 includes - featured listings, quick search, Blog RSS, multi user blog, REW Control panel, 6 IDX search types, featured areas callout.

So if you had any of those features added "after market" to a template, you would get them again at no additional cost in your LEC upgrade because they are part of the package.

That being said, if you had anything "custom" added to your template, CORE IDX etc that is not part of the LEC, then you would have to pay for the re-implemenation if you wanted them moved to the LEC - keep in mind, going from template to LEC is a "replacement" not an "upgrade".

So for example - you might have paid for a custom mobile IDX search to be coded on your template - perhaps you paid for 15 hours in total to get that done. You decide you want to upgrade to an LEC (which doesn't have that feature stock) then you would have to get an estimate to move your custom code.

It's not like you would have to pay full price to have the code "invented" again - we will now know what it does, how it works etc, so "moving" or "re-implementing" should cost far less time than originally building it - in this example moving that 15 hour project might take 2-4 hours to bring it over to the LEC. Does that make sense?

I'm amazed this thread hasn't recieved more interest.  Where are all the heavy hitters with the tough questions?

5:43pm • #16

Honestly, this thread was featured for a day (thanks AR) but a featured post really doesn't get all that many views - AR stats say it received a little under 500 pageviews, but I don't think the actual number of unique eyeballs is anywhere near that (I have an image tracking the actual stats that I may publish in another blog post) - point being, you don't get a lot of comments if you don't have a post in front of a lot of people.

That being said, I would like to see more "tough questions" as well - that was the whole point of this post was to introduce REW products and services, and I did expect a lot more comments than this - but hey whatever, that just means you few that have participated have me all to yourselves, so feel free to shoot with your own "tough questions" I am happy to assist.

I'm not so sure I have the web experience to bring the "tough questions" but I do have a few.

First of all your sites, whether template or custom, look great.

With the "Core IDX" solution in the template site would one be able to have pages for specific communities or even several pages for each community such as Murfreesboro Condos for sale, Murfreesboro Single Family Homes for sale, and Murfreesboro Foreclosure listings?

Also, would it be possible to have pages that link to Downtown Condos for sale by building or property such as Veridian Lofts and Condos currently available or Icon Tower Condos currently for sale with the "Core IDX" or are these considered "Custom IDX?

Also, I haven't found a great deal of information on your back end utilities.  I am wondering how well the Contact Management System works for the Realtors using REW or do they prefer to use another provider for this part of their lead and contact management system (such as TP)? Does the contact manager have all the bells and whistles that most others are integrating? Pre-loaded Drip Campaigns, Contact history including associating emails with contact, automatic input of leads to Contact Manager from website or IDX sign up with a notifier? Contact grouping such as Hot leads, Buyers, Sellers, Past Clients, etc.?

I hope all these questions communicate clearly and I look forward to learning even more about what you guys are offering.

Thanks Morgan.

With the "Core IDX" solution in the template site would one be able to have pages for specific communities or even several pages for each community such as Murfreesboro Condos for sale, Murfreesboro Single Family Homes for sale, and Murfreesboro Foreclosure listings?"

What you are describing here is the REW snippet technology which IS included in CORE IDX. Breaking down content pages and incorporating listings (or creating sub pages broken down by main property types) is completely doable. Example from Jim Olenbush's site with city = lake travis and property type = residential http://www.jimolenbush.com/laketravis.htm - That being said, the CORE snippets are limited to certain elements (city, main prop type, min beds, min baths etc) so something like "foreclosures" which is not common to all feed types would have to be custom setup for you to use if in fact it was available as a field in your feed - "foreclosure" is not a standard or CORE snippet field. (But it can and is often done and usually takes between 15-30 mins billable time to accomplish)

Your next question has underlines but I am not sure if they were supposed to be links to examples, but it "seems" that you are asking if "building name" is a CORE element, and not it is not, but once again (if it is available in your feed) we can custom code it into the snippet framework within 15-30 mins in most cases. So yes it can be done, but it is considered a custom or non standard element.

As for lead management / CRM - very few (less than 1% of our customers use an external CRM such as top producer that I am aware of. Typically they will use the REW built in lead management system (included at no extra charge with all sites) and their favorite mail client (outlook / thunderbird or Gmail) - our system captures significant lead intelligence especially when you have an IDX with us as well and allows for drip email, saved searches, auto property updates, tracked visits the list goes on and on.

Does that answer your questions in sufficient detail? I would be happy to schedule a live demo of the REW backend for you if you are so inclined. Feel free to contact my assistant Carrie Baker at 250-753-9893 if you would like a guided tour. Cheers PS sorry for the late reply, I was on vacation (technically still am heh)
