Hiring a Buyer Agent in North Carolina

Do I have to pay to hire a Buyer Agent?
In the state of North Carolina there are no fees for hiring a buyer agent to assist you in finding a home. When a home is listed by a Listing Agent a commission is negotiated for both the Listing Agent who will market the home and the Buyer Agent to bring the Seller a Buyer.  The Buyer Agent is offered a commission for bringing the Seller a Buyer (you).  Although there are no standard commissions in NC, both Listing Agent & Buyer Agent Commissions seem to average around the 3% mark (3% each side / 6% total).

What happens is the Seller is not offering a Commission?
In the rare case of a Seller not offering a commission that the Buyer Agency contract requires, the contract does state that the Buyer will pay that commission. Not to worry!  In this case we can submit a form to the Seller along with the Offer to Purchase that states the Seller will pay the commission as a part of the agreement. This almost never happens due to the fact that a Sellers main source if Buyers comes from Buyer Agent Realtors.

Benefits to having a Buyer Agent:
Hiring a Buyer Agent is extremely beneficial in many ways. A Buyer Agent should have thorough market knowledge, be able to find home listings you may not have access to, should have great negotiating ability and will be able to research comparables so that you are getting the best deal possible when purchasing a new home.

Closing Services:
In addition the Buyer Agent will assist you in the entire closing process. Once the price is negotiated and signed by both parties the Buyer Agent will assist you in attaining the following:  A quality Real Estate Closing Attorney, Title Search Company, Appraisal Company, Survey Company, Pest Inspector and Home Inspection when needed. In some cases not all of these companies are needed for a transaction. A good Buyer Agent will assist you in what is needed for your transaction.
