Despite having less to choose from, renters are often pickier than buyers. Why? Perhaps because they will be living in the house or condo as it is. Buyers may be changing the flooring, or painting, or tearing out walls. They can make it theirs - renters are lucky if they can paint.

Generally renters are picky about the property, but perhaps they should be picky about owners as well. I think the renters should vet the owners just as the owners vet the tenants. What's the owner's credit rating? Is he current on his mortgage of the rental property? Has he filed for bankruptcy? The tenant could find himself out on the street, so he, too, should be doing due diligence.

I would certainly have to agree with that Sharon. I do very little in leasing but did one recently and it took me so much time with all the little details of what the tenant wanted. Guess that is why I don't much with them  but I do offer my best clients the service.

     I strongly agree Sharon!  To take it even further, Agents need to check out the owner better too! I learned long ago, the good old fashioned hard way, that I do not want to help every landlord either!If communications are not good, or little regard to maintaining the property in suitable condition and or poor responses to requests or questions, e are both better off if they work with some one else!,

     I'd rather be helping someone who appreciates me! For example, I managed one home locally for 20 years. They were transferred to California after the Shuttle blew up. They still had famly in Brevard/Florida and planned to move back in a few years, which eventually stretched out to their retirement last year. The house was still in great shape, and they would have moved back in, except they had other family near Jacksonville  so wanted to be close to them and to medical facilities there too.  The original oak parquet flooring was still lovely. Some tenants stayed multiple years. and  I sold 3 of them homes. One of those stayed 5 years and then I sold them 3 other homes over the next 15 years.  The owners and I all became friends, and many of the tenants, as well.

     It really gets down to qualifying people all the time. Whisc is what we are supposed to be doing, right?!!

William -So true! Unless you manage a LOT of property, rentals are really a service to clients, not an income generator.

Pat - there are certainly two sides to the coin. I find that increasingly there are more and more issues involved in rentals, though.

Yes, I agree, renters can be pickier than buyers; however, I have had some pretty picky buyers also.    I have gotten out of the rental business because of some of the picky renters.  Sometimes these picky renters do not want to pay their rent for one reason or another, and this is an ongong thing.  thanks for your information!
