- what are the potential mistakes / pitfalls you should be aware of
There are so many things to think about when planning a sale of your house. More than mentioned above, but it's a good start.
No matter what the answers to the questions above one thing is critical - PRICE. Not just any price. Not a price you may have paid for the house two years ago. Not a price you need to get, or would like to get, but the top price a willing and able buyers is willing to pay for your house. Sometimes what you would like to get is just the right price but many times it is not.
